yes i find shoprite to have the best quality seafood among the 3 supermarkets around here..surprisingly. But I dont like shopping there, too much pushing/yelling and always packed with people bumping into each other. I sometime goto BJs for seafood, as sad as that sounds.

With regards to ps16 school, i actually asked the exact same question and one of the school board member was nice enough to answer - PreK is lottery based but K-5th is guaranteed as long as you live in the school zone which goes up to and include 2nd street (greatschool has a good zoning map). So anything further north include newport is out of luck.

I do:( I just went to ap after work and paid $16 for some seabass, the plastic wrap got ripped banging against some cans in the bag on the way home. Didnt even realize it until I got in the rush hour elevator - the rotten fish smell was so overwhelming. Everyone in the elevator was looking at me going wtf is wrong with this kid... When I got home and inspect it fish had some white slime on it and stank my entire apt. Needlessly to say I threw it out - so sick of this crap. Had the same thing happen to me in Morton Williams too with their shrimps and scallops. We need a good supermarket!

PS the paulus hook public elementary is actually very good rated 8 in great school, it's an open secret most newcomers dont realize jersey city has a good elementary. So I be ok school wise here. Just kinda tired of lack of quality grocers. Fresh direct only gets you so far.

I did the problem with weehawken is the schools are terrible and it's still a drive to the supermarkets in edgewater. I might as well be in Hoboken if I were to do that.

The traffic to/from Edgewater IS insane. I have ridden my bicycle there faster than it takes me to drive the same distance. There is no good route there. I have tried turnpike to 3, JFK all the way, multiple combinations of local roads, through Hoboken (using Bloomfield, Clinton, Washington, and Willow) and the best route I have figured out is via Paterson Plank Road from DTJC to 14th St, and then the god awful River Road. That whole area would BLOW UP in popularity if they had better road access into and out of it. If you ever get stuck in the River Road traffic, you will be stranded for what feels like an eternity trying to cover a relatively short distance. After the last time that happened to me, I swore off the area and now head out to Millburn for my WF/TJs fix. They don't have a Mitsuwa, but the peacefulness and much more pleasant crowd more than makes up for it.
yeah that's the general feedback about the commute. what do you think about taking the ferry from edgewater dock to manhattan, then transfer to another ferry from there to downtown jersey city? that was my other crazy idea, but noone seem to be doing it.

i am thinking about moving to edgewater just for the supermarket, they have wf, tj, AND mitsuwa. My 3 favorite supermarket for very different reasons. Meanwhile JC has none :( Only thing stopping me is the damn daily commute to newport i am told the traffic is insane during rush hour and the <10 mile commute takes 1.5 hours one way!

i didn't even know it's open, i walked by there every day multiple times during lunch time / afternoon, there is noone in there. Guess i will check it out at night.

I know the sign says beer garden right there, but do they offer real food or just bar food? Thinking about taking my team at work there for lunch or dinner.

Going against popular opinion, i would not move here especially if you have family and not just a single young guy.

It still has plenty of shady elements and guys hanging around. Also the location isnt that convenient to the PATH. Within the same price range, the area north of JSQ PATH is significantly better and shorter walk - I am talking about the area near little india / st johns condos. I think it's a far better alternative.

My opinion only of course.

This whole thing is a disaster just like the powerhouse renovation on 2nd street. They don't have the funds to demolish then rebuild that massive area and no commercial developer will touch that mess as it's not an economically feasible project without major public funding.

Those idiots at JCRA have no idea what they are doing, it is ran by morons. They have no long term strategic plan when they start a project, it's all about the short term to big a make headline.

I wouldn't hold my breath anything will happen. The beacon next door is a massive money loser for anyone who purchased - if you bought during the bubble you lost your shirt, if you bought during the lowest point in 2010/11 you see no appreciation in your property value. Meanwhile almost all the real estate around downtown and jsq area has went up 20-30% since the low in 2010/2011. Just look at the number of short sales in the beacon that's still going on. They had to convert the remaining buildings into rentals because noone is buying condos there other than a few shortsales at a big loss.

JCRA needs a complete reorg, so it is not ran by morons and would stop wasting taxpayer's money with nothing to show for it.

For assessed value of 180k in JC you should be paying $13,438.8/year for 2014 ($7466/$100k assessed value).

Are you sure you are reading the site correctly? There should be a table giving the following

Land/Imp/Tot = Assessment before exemptions
Exemption = any abatement
Assessed = Tot - Exemptions - what your tax bill is based on

You can also check you billing under: http://taxes.cityofjerseycity.com/

The JC equalization rate for 2014 was 31.24%. If your property is valued at $400k - that implies an assessed value of $124960 ($400k*0.3124) - grounds for an appeal since there's a difference of over 15%. It does however mean you have to prove the $400k value or so based on sqft cost of recent comparable sales.

But that $124960 assessment means you should be paying around $9.3k - a lot more that the $6k or so you have been paying.


thanks that was very helpful. So to get the actual property value it will be: assessed/0.3124, in my case 180000/0.3124 = 576k? If i can find comparables in my area that sold for 400k, i should get my tax abatement reduced?

She mentioned the tax abatement is 60% of the assessed value right now. So 180000 * 0.6 * 0.074 = 7992 which is about what i am buying.

Is this correct?

Hi i just got hit with a 30% increase in my tax abatement payment and plan to appeal.

From talking to the tax assessor office (surprisingly helpful), the nice lady said the reason is because of the increased assessment on my condo.

However i am very confused about the assessed value in the http://tax1.co.monmouth.nj.us/ website, can someone please tell me how to actually read it.

did you get all that from watching cramer? WF is in terrible shape as a company, they keep making bad decisions on the new stores - each store is very capital intensive to open. Is JC the "perfect" target for Whole Foods? I'm not so sure. A lot of the DT-JC residents are extremely frugal savers relative to New Yorkers, which is why they live in DT JC rather than NYC in the first place.

That's obviously a generalization, but I think it's particularly true among the two major foreign cultures that have moved into DT JC en masse. They also tend to concentrate their food shopping at grocery stores that specialize in food from their native countries.

I'm not suggesting any negative connotation here--it's GOOD to save. I'm just pointing out what Whole Foods has likely considered as they analyze demographics and neighbors for their business strategy.

I think that analysis will change as more and more of these rental projects are completed, because of growth in the sheer number of potential shoppers.


that's not true, just look at morton williams - it's always busy and their prices are equal or more expensive than wf without the quality - mostly regular supermarket crap and asian packaged food that you can get at flushing at 50% less. I got food poisoned from there and lost count the number of times had to throw out their seafood after getting it home and smell it. That supermarket is overpriced crap that pretend to be high end, and it's still packed with people.

An actual good supermarket like WF or equivalent will do very well.

Downtown has shoprite which is a cluster**** mess catered mostly the people from the ghettos (still don't understand why they come all the way here to shop). Then there is A&P which is considerably better and my goto supermarket but it has nothing special just regular packaged food, their seafood leaves much to be desired. Then you have morton williams that is way overpriced for the quality, i only go when need to pick up something quick.

In June and July there were three police-involved shootings in Jersey City, two of them fatal.

-- On June 24, Lavon King, 20, was shot dead by a police officer in a shed behind a home on Ege Avenue. Police said King was identified that day as being wanted on outstanding warrants. Police say the chase ended in King's death when King struggled with the officer for the officer's gun.

Last month King's family said they would be filing a wrongful death lawsuit.

-- On July 13, Lawrence Campbell was shot dead by police officers after he shot and killed a Jersey City police officer who was responding to a report of an armed robbery outside a drug store. Authorities say Campbell was wanted in a murder and that he told a bystander that he was going to do something that would make him famous.

-- On July 15, a man attacked a Jersey City police officer inside his marked vehicle this morning and was shot twice by police a block from a memorial for Campbell.

The Hudson County Prosecutor's Office said this week that the fatal shootings of King and Campbell are still under investigation and it has refused to release copies of their autopsy reports.

One goal of the group, according to Oliver-Fair, is to create a citizen review board in Jersey City. The board would be made up of civic leaders, human rights advocates and other grass roots organizers.

According to a press release, some of the goals of the march are ?building trust again? and ?unifying actions for the betterment of community safety.?

The march is scheduled to begin at 1 p.m. at MLK Drive and McAdoo Avenue. The demonstrators will go north on MLK Drive to Clinton Avenue, where the march will end at 3 p.m.

They all sound like criminals and thugs who got what they deserved. Only one I feel sorry for is the police officer who was killed.

Why is this asshat supporting gangbangers against police? Is it just because they happen to be black? What a total toolbag. He's a disgrace to what Dr King stood for.
