I know you understand what that means from a bank underwriting perspective. In this market, unless you?re fully sold, that?s pretty much as good as it gets.

Let?s see what else, you post out loud queries about the high maintenance, but you conveniently fail to contemplate the pilot. You reference price dislocation currently experienced by The Beacon, but omit price reductions experienced by the rest of the JC condo market (i.e. Crystal Pointe down 30%). You suggest The Beacon has failed, but the development is already one of the more successful developments in Jersey City (i.e. media profile, historic preservation, next phase in process, etc.).

The way I understand it, auction bidders actually have to present the bid deposits as part of admission ($15K/$25K). You might want to check in with the Sheldon Good auctioneers on the specifics.

Did people have to buy their $20 auction package at the open house? Or will they also be sold as you enter the room at the Hyatt? I'm definitely going to the auction. No, I don't have a suitcase of $$ to bring with me, but I want to see what inventory is left over, b/c the leftovers will be even cheaper than the auction price. Or, possibly this will be the first of several auctions....

Their carts for the luggage are really fun to ride on in their super long hallways. Since the building is barely occupied no one ever complains about our tomfoolery. Except when wine glasses fall off the roof deck. That time, a friend who lives there got reprimanded.

-Grills
-Treatment rooms
-Four roof top patios
-Steam rooms
-Reading room
-Dining room/kitchen for events
? I think that is the rest of the amenities included in the maintenance

The area isn't too good? Wibbit the area is just fine.

Millon Dollar plus townhouses are right across the street on Wayne, Mercer and Varick.

The only way you can get in Dixon right now is to rent from one of the owners or buy a unit. I know that a few owners have their places on the market due to relocation but you can probably get a better industrial rental elsewhere if you are just looking for a work space. The rentals here would be a little more in money with less space that a regular work loft.

Think about what you just said: "The building was about 50%". How did those people get mortgages when the building wasn't 70% sold? I stand by what I said - I have several great sources. And while MetroHomes defaulted a few months ago, they didn't formally lose the project until two weeks ago. (A default simply means you missed the due date on your payment.)

trump was around 50% sold when metro defaulted a couple months ago, the bank has been selling since. I dont think the agent would lie to me on something like, as it affects the mortgage you can get, he was sure the building can get a regular fannie 30yr fixed which requires a ~70% sold.

Building is another story, nice lobby that's about it. rundown units, washer in the kitchen LOL, and they asking 500k for 1br. I had a good laugh.

you should catch one of the bum fights in front of JSQ on video...those are more interesting. a couple of weeks ago i took the PATH to newark and stayed there overnight. i saw a bum fight @ jsq both on the way into newark (sat afternoon) and on the way back (sunday afternoon).

if you want downtown, the cheapest good ones are probably in dixon mills, the area isnt the best but it's still downtown and livable. Make sure you compare, there are so many different layouts in that building.

altessa's area is only 'shitty' if you compare it to downtown. it's better than the surrounding area of the beacon IMO.

and lack of transportation? you mean besides being a block away from direct buses to NYC 42nd st, free shuttles to hoboken PATH, and a 2 minute drive to 495 / rt 3 ?

i for one think the altessa is actually priced very reasonably. 270K for a moderately sized 1 BR + den isn't preposterous like the 350K+ asked by alot of the jc condos. the downside to the altessa is that the den is tiny (just a small office space), and the bedroom is almost just as tiny. they should have opened it up and made into a normal sized 1 BR instead.

The buildings are beautiful... the amenities are top notch...I'm sure the building residents are classy, good people. But the area.. my god, the area. It is a pure and utter sh!thole. There is NO way to sugar coat it. I looked at Condos at the Beacon, and across the street at M650, and would LOVE to live in a condo building like that, but not where they are currently located.

Like wibbit said, and I'm glad I had the foresight to listen, drive around the area at night. Don't walk, because you will have trouble. It is NOT a place you would want to live, amenities be damned.

They would be lucky to be a repeat of The Beacon but they can't. We are an historically preserved building with more amenities than any other building I have seen. AND our transportation is easy. We walk out the front door and get in the shuttle.

I know, i know, I have a feeling it will be a real struggle bringing in outside people, but I will do it on principle and then recommend that people not use the hotel because they hold you hostage.

But I would like to get some estimates and then go back to the hotel and let them know what I think. So far though, the customer service of the Westin has been great and the fact that the majority of their employees live in Jersey City cushions the blow a bit.
