I know the laws in regards to when a home is reassessed. What I?m pointing out is that the higher taxed homes are the ones that are built the most recent. The reason they are of a higher tax rate is because the most recent assessment on the property was at a time closer to now than that of the lower taxed homes.

Inherently, the argument is that a building more established is owned by someone that lived in the area longer and thus pay less tax.

Yes, people certainly can complain about whatever they want. It really isn?t limited to payments. What I point out is that there are three houses for sale on a block.

The way I see it, there are three houses of the same size on a street for sale. Each is priced differently and each has a different tax. House A is $150k with $3k in tax. House B is $200k with $5k in tax. House C is $250k with $7k in tax. The differences between them are that A needs a lot of work. B needs some minor fixing. C needs nothing.

Before you or I or anyone else here bought their home, we were presented with these exact options. Now that some people house C have lived in their home for a while and it?s no longer as new as when they first purchased it, they hear that Jane has the same size property as they do but is paying less taxes. They don?t care nor remember that House B was an option to them and they didn?t take it. Instead, it is now an argument about ?fairness.?

Is it fair that Jill, who selected House A, will be stuck with a higher tax burden? If she could have afforded the higher tax rate, maybe she would have spent a little higher of a base to get House C if it had lower taxes when she was buying.

If we had rolling reval, where taxes are normalized on sale, you'd at least have a semblance of a point. But we don't. I put an example above of multiple homes. When you purchased your property, you knew what the tax bill was. Why, since you are complaining now, did you not purchase someplace else? Why do you get to stomp your feet complaining that Tommy has ice cream and you want half of his?

Do you buy a sweater at Banana Republic, wear it all winter and then run back to the store in the summer demanding money back because the same sweater is on sale?

I'm sorry, but you're incorrect. I've been told explicitly that a major repair like a new roof is a capitalized expense for tax purposes. It does not need to be an "addition" to the property, just a major repair. That said, I've never had a revision of an assessment of any kind, never mind a full reval, despite numerous permits for improvements.

Yes, a new roof would be an improvement and could trigger a property tax increase. It doesn?t always happen, but it can. If you read the last sentence I wrote, I specifically state that it ?really is almost every time you pull a permit.? That doesn?t mean that they always do it. But if you pull a permit then they can.

I'm a little confused by some on here regarding their taxes. While purchasing the home, did you not know what the tax bill would be?

It seems to me that a lot of what people are complaining about is that they agreed to pay a tax on their property at their closing, knowing that the tax would increase over the years. Now, those same people are angry because they find out that people are paying less for a similar size.

While it is nice to believe that everything should be fair, I'd like to see those that bought in earlier to the area spend less. Those people helped pave the way for the new development.

I don't know what the reval will do to me, if anything at all. I just know that for anyone that buys or is looking to buy, they make a budget for what it will cost them to live. Taxes should be part of that equation.

I imagine there are a lot of people downtown that, if the reval goes through, the taxes could price them out. That seems terribly unfair to them.

Those complaining that they are paying too much seem to be saying that while their budget originally allowed for this expense, they are mad because someone else is getting the same at a cheaper price. Do any of those complaining do this with any other service?

The whole thing seems fishy to me.

If you look at the tax info, there's separate lines for land and improvements. As I understand it, if you do major "capital improvements" they are added to the improvements line.

Sadly, DOMA prevented that in the past. NJ still doesn't have legal gay marriage. They just have some abomination of a civil union.

All of it is definitely do-able. The question is, are you renting, own a condo or own a home.

If you own the home, it would likely be an upgrade in electric, if it's not 220, and some simple re-route of plumbing. This is all stuff I'm going to be doing as well in my place.

If you rent or have a condo, you'll need to check the association. Usually, you can add at least a washer. The all in one unit mentioned by BergenWood actually seems pretty awesome.

Slight difference between being a mayor of a mid-size city and holding a state-wide national office.


We're talking about Illinois here.

Obama's rise was ridiculously quick. The only difference I'd argue here is that Obama was the better option in each election he was in. This isn't to say that Steve isn't a better option than Booker or Buono could possibly be. I'll just state that I've seen Booker improve Newark while we've yet to see Mayor Fulop make moves to improve JC.

My personal hope is that he is everything that his voters believe him to be. I want to see him fulfill that promise and be the mayor this great town deserves. He's young and has plenty of time to move onto a bigger platform.

I'm in the middle of buying my second house. Both have been in Hudson County.

I'll reiterate the small bank mention.

I'll also point out that the process is a complete and utter nightmare. It was several years ago that I purchased my first home. That house went somewhat smoothly. Now, rules are a little different and it's all about how much you have documented.

I was pulling for Steve to be elected mayor and I'm looking forward to seeing what he can do for this great city. However, before he starts running for a higher office, he absolutely needs to accomplish something here aside from winning elections.

If he gets development going outside of downtown, reduces crime and beautifies the city in such a way that it's a legitimate destination, by all means, run for governor.

I like that Fulop has higher aspirations. He is a smart guy and must know that the path to get there is by making JC better. So, let's just stick with that, please.

First off, I don?t believe Healy?s new story on the events of the day. I also don?t really care. I don?t think the image shows whether the person is competent or not in running JC. What the image does show is that he is an embarrassing public figure that the city would be better off without. This becomes doubly so with Fulop being the competition.

What I don?t understand with the latest story is why it was given. Is there a need to explain it now while there wasn?t one years ago? Did they test this story with a select audience and it was well received as an explanation? It really doesn?t make sense.

I also don?t understand how a Hispanic person is offended. Healy wasn?t saying every Hispanic girl rips off the clothes of old fat white men. He was saying it was three of them. I?m more offended that the guy couldn?t come up with a believable excuse.

Can you imagine having your tax dollars pay for that company to stay open and produce a piss poor product? Unfortunately, the piss poor product that our JC public schools produce are the delinquents you see in the streets.

So far, no one running - Healy or Fulop - has really addressed what they will do to make our children more competitive.

I?m sorry, but I?ve heard this rhetoric before and it really goes unexplained. What, exactly, will closing the school down do? Is the problem the building?

If you close the building down will the kids that once went to school there suddenly going to become smarter? How? Will they suddenly decide to respect their teachers and cease messing about with drugs, stabbings, etc.? How?

If the argument is that the teachers don't care, then you are quite off base and have never had an actual conversation nor stepped foot in the classroom environment that you are talking about.

I'm not sure how many people have been to Please Don't Tell in New York, but I'd guess the speakeasy could be setup a little like that. The entrance could be inside the pizza place.

Even though the concept is a little gimmicky, PDT and Death and Company are incredible bars that are constantly packed out.

This is exactly why I do not support anything NYC. Yet knowing this, it seems more and more people want NJ to be associated with New York City. Like I don't understand. The stadium was partly paid for by NJ residents, and as far as I know, New York City didn't put money down for that stadium. so why should they be allowed to be advertised as a host? Like it or not, we are part of NYC, just as Philly doesn?t fully realize that South Jersey is part of Philly. Our local news is their local news. None of the local affiliate channels, CBS, NBC, or FOX, have a New Jersey news. It?s all New York.

Jersey City and Hoboken (which was known before) are obtaining reputations and are getting known. It?s just a work in progress.

Besides, I?m not even sure why this surprises you. People that come from major cities and urban centers have always held some form of attitude about how they are better than those from outside of it. It is the way it is. It is the way it will always be.

Where did I say I just accept it? I have conversations with people all of the time. That doesn?t make it happen.

We can try creating our brand all we want. That isn?t going to change the mindset of New Yorkers that only wish to snub their nose at us.

It's a solid question. I just bought in Bergen/Lafayette. However, I didn't buy in the area I'm mentioning. From everything I have heard regarding development and push, one of the areas to seriously flip next is in the box created with the Liberty State Park Light Rail, Bramhall Ave, Manning Ave and Johnston Ave.


I'm up on Astor Place, which is outside this area. However, I do know people in development and that is what they say...

The OP seems to have a specific requirements however someone?s budget must always dictate which options are the highest priority. Is the town the most important? Safety? Space?

I have a large dog so an apartment or condo was somewhat out of the equation. I felt like my best bet would be to buy something in an area that was safe enough though my budget dictated areas that are more on the border. I chose a beautiful building that just requires some work inside.

I am able to get almost everything I want, including a yard for my dog. As the area around me continues to improve I?ll be able to benefit from an increase in property value. It would be great if a lot of other people see my area the same and jump on the opportunity, but it?s not going to happen overnight.

I know the OP was asking about areas of JC, however they might want to look in Harrison. There is a ton of new construction going in. It?s already safe and the prices are dirt cheap for renting. They?d be able to get a large place with easy access to highways for commuting south and into Manhattan.

News like this saddens me. I'm fairly new to Jersey City, but I want to see Journal Square resurface as an area that could compete with Downtown for restaurants and attractions. The Loew's could easily be a centerpiece of that.
