I wonder if I would be arrested for throwing french fries at Nidia Lopez during tonight's Council meeting to protest her illegitimate presence on the City Council. Maybe I should throw my NJ tax files instead...

I really do try to limit making purchases for reasons of conscience and of course I'm not perfect but I do try. As I said before I had the money out, so I wanted to support them and enjoy some food. Next time they are parked correctly and not impairing traffic on a major road, which I hope they do, I will buy from them. Like I've said at least two other times on this board, anyone that works hard, gives back to community and provides a quality product deserves support.....I eat out more than at home and go out of my way to spend money here in Jersey City where I live and not in Manhattan where I work.....They tried to pick a high traffic location for business reasons and didn't give due consideration to community safety. (which is taking from the community) Should have been moved by the police in my opinion. I want them to succeed just like I want no one to get in an accident because the truck was parked at that location......... At the end of day it probably doesn't matter. They seemed quite busy without my ten bucks and obviously the police either don't care or are motivated to look the other way.

Excerpt from the September 7, 2009 Tax Analysts article:
"5 Papers You Should Read"

by Dauid Brunori

"As a teacher, writer,
and citizen, I'm ahvays
looking for written works
that encourage people to
think about good tax
policy. The best and most
succinct remains the National
Conference of State
Legislatures' Principles of
a High-Quality State Reuenue
Systetn. If you've
never read it, you should.
Unfortunately, few publications measure up to that
one. But. this year there have been several reports
that are worth reading.....
Fourth, you should read New Jersey Policy Perspective's
"All That Glitters Isn't Gold: Property Tax
Abatements in Jersey CiLy," State Tax Notes, Aag.
10, 2009, p. 373, Doc 2009-16128, or 2009 STT
151-1. Propertv tax abatements have been among
politicians'favorite development tools. Full and partial
abatements are used frequently to encourage
investrnent and job creation or to reinvigorate
poorer sections of cities. Nearly every state gives
away some of its property tax base this way. The
report, by Naomi Mueller Bressler and Carolyn
Topp, examines the use of tax abatements in one
New Jersey municipality, although the issues are
the same across the state and indeed across the
country. The authors find many problems with the
abatement program, including a lack of transparency,
a lack of eligibility requirements, a lack of
public input, and a lack of oversight. In short, the
problems associated with Jersey City's abatement
program are similar to problems associated with tax
incentives in general. It is an excellent report for
explaining the details of how property tax abatements
work - and don't."

Really? So all purchases you make do not or have not resulted in any dangerous situations for anyone? Don't get me wrong, I'm not attacking you, as there are enough of those types on this site. Just asking you to reconsider and support a couple local guys that have a decent an unique product in the area.

Technically, its not your tax dollars. Rather, its the user fees you pay. The Port Authority operates without subsidy from state governments relying on fees collected at ports, airports, tolls, and PATH fares.

Let me know if there are any other beep sufferers out there. Seems

The Krave truck was over near Club H tonight at the intersection of Marin and Columbus......It really smelled delicious and I actually started to get my money out to buy something.....while waiting I noticed how close they were parked to the fire hydrant then I noticed the huge traffic jam (some of which was being caused by a detour) which they were making much worse.....this was around 7:00....Huge lime green truck impeding traffic sight lines.....kind of makes one wonder how the police would ever let them stay in this location (they were still there 1 and half hours later).....I really want to patronize them but I guess maybe I'm a little weird about these kind of things. Let's say it like it is...Healy and Richardson don't care, they have been in office long enough to be effective. They are failures when it comes to fighting crime. The shame of it is the dumb ass people of Jersey City keep voting for Team Healy. When you have Healy and Comey saying in press conferences after police officers were shot, that the streets of Jersey City are still safe, you must realize that they are clueless.

this post is about bagua closing ... let's not use it to bash other businesses that are trying to survive in JC. and, by the way, have you even stopped by Jack's? whether you have kids or no kids the place is awesome. i bought myself an Ugly Doll just because ... and they have a TON of gift items that the other stores that were there never carried (not to mention hard to find kids toys). and no, i'm not the owner.

Where did I bash anyone? It just seems like it's not the right time, economically, for an expensive store with limited appeal. It just seems odd that a business would open after two others with a similar model had to close down due to the slow economy.

Re: Bagua Juice - Out of Business

It would be easy to blame greedy landlords for charging too much rent, but that's not the (only) reason Bagua Juice is gone. I don't mean to gratuitously bash the Bagua, but there was a reason the place was almost always empty, even while places up the street were doing well. You can't just open a storefront and expect that people are gonna flock to your juicer. I like fresh juice, too, but if if I have to wait 20 minutes for a carrot apple ginger eye opener, I'd just as soon juice it at home. Did you ever try to get anything to eat at Bagua?

When you get into the retail business, it is what it is. Dollars and cents. Bagua would never let me slide when I couldn't afford their $8 large juice. I'm not complaining, I'm just saying, it's business.

Re: Can Someone Explain CONDO PILOTS?

Just can't stay away

The simple answer is that the payment is locked in until you sell.

The more complicated answer is that if your home value goes down markedly, you have a lot of negotiating leverage to go to the JC Tax Assessor and threaten to cancel your PILOT if he does not re-calculate it based on the new value, current interest rates and maintenance, as if it were just sold.

After all, if you cancel a payment of 1.7% of purchase price in order to just pay 1.4% of its value under ordinary taxes, you come out ahead. That is why the PILOT deal is really a trade-off of paying more in the first years in exchange for the certainty of a fixed payment until you sell. Ordinary taxes are lower for around the first 5-6 years of a condo PILOT.

The irony is, the average holding period of a condo in NJ is only 5 years so the City never loses since by the time the ordinary taxes catch up to the PILOT, you will have sold your unit and it will be recalculated at the new (potentially higher) sales price.

Thanks again, JCLAW.

Quick question. Since one of the benefits of having a pilot is being locked into your payment (right?), I assume it's correct that your payment can't be increased if you refinance your home (and the appraisal comes in higher than the original price) or if the Condo Association increases maintenance down the line. I know someone who posed this question to a person in the tax office and they were told that the pilot would go up. I told them they were misinformed, but I'd like to get your take.

Hopefully there will be a large turnout tomorrow night at the council meeting - and at the rally in front of City Hall at 5:30 before the meeting. Council members need to be held accountable for whatever votes they cast tomorrow (up, down or table) and the best way to do that is to be there and be heard.

this assumes that no one before this driver parked funny on this block, like too far from the corner, setting off the whole line-up. or perhaps there was a motorcycle parked there -- better yet, a vespa! -- or maybe even a teensy smart cart, which also would throw off the line-up.

in other words, don't assume that this guy is a d-bag just because you resent the car he drives. or she. d-bagette.

I saw him park his car and hog the space. Thank You very much! And yes it seems to always be people with so-called fancy cars. Saw a guy do the same thing near Torico's with his Hummer on Saturday night.
