Does anyone have any experiences to share about life in this bldg or on this street (Fairmount btw Bergen + Kennedy). Looked at a nice condo there last night. I picked up a very homey vibe in this bldg and it was immaculately clean and somewhat artistic. Would like to hear from people with experiences there. thanks.

It's not fried, but I adore the pollo la brasa @ Goody on Newark St. The tostones are good to. Prices are cheap. They deliver to downtown + Hamilton Park.

That depends on when you go and which side of the menu you order off of.
7 days a week 4-7, and all night on Tuesdays, the "bar" menu is 50% off. In that case, 1 dish + a beer will run you $9-$12.
If you eat off the dinner side of the menu, the typical salad is $10 and the typical entree $18-$24 so your total will be $28-$30.

This place is my fave. I'm having my wedding reception there next summer.

Switching to flashing lights at intersections is a terrible idea in a city where many drivers have little notion of traffic rules to begin with. This past weekend a driver plowed into our car because she assumed the flashing red light at 10th/Erie meant the light was "broken" and she could fly through the intersection, tearing off our fender. Luckily my bf swerved out of the way or things could've been a lot worse.

Shooting on South St/Palisade Ave

Does anyone know anything about a shooting that took place at this location Friday night/early Sat. morning? A friend who lives near there says 2 people in cars were shooting at each other and then were caught by police around Franklin St. I can't find any news reports on this story.

Looked at a vacant unit there this weekend. The amount of space was impressive and there's what looks like a walk-in closet, storage unit or very tiny office in addition the the bedroom and gigantic living room. Also one of the only condos I've seen with eat-in kitchen.
The hallways could use a decorating pick-me-up, that's for sure, the paint chipped doors look like something out of Silent Hill. The elevator is a tiny and shaky, but there are stairways and the bldg is not that tall. Food for thought for me; the huzzy was not sold.

It's not totally inconvenient. Though it appears that folks in the Island section often don't clean up after their dogs. (based on observation and dodging poo in the streets).

What about if you rent a condo from an individual and you pay your own heat, HOWEVER, the repeatedly malfunctions. We've had this situation 2 years running and our landlord is sluggish to respond. As of now he's "looking into it."

There are some units available in this bldg but this price seems very high. However, the maintenance fee includes heat and hot water.
Of note, less than 30% of the units are owner occupied which is something banks look at when giving mortgages. I believe they want to see at least 50% - 80% owner occupied to give a mortgage.
I love the location of this building right opposite the entrance to Lincoln Park. Did any of the posters on this thread wind up moving into the bldg? When I was there yesterday there were a bunch of teenagers in the lobby singing "smack that ass" which ... well whatever ... .though I don't want them singing that to my mom when she visits.

It's exactly this kind of info that leads my landlord to believe that he can easily sell his condo. But the situation with our landlord is very aggravating because he would not let us out of our lease but now we could be kicked out of the apt any time. Our landlord has tried to re-assure us that this is not the case though our lease says otherwise. Landlord stated this was "lease language" leading me to believe that the 0's after the first 2 digits in the monthly amount may also be "lease language."

I tried briefly to sell mine in Hoboken, to get only 1 lowball offer (which I called the lowballers bluff on by saying the offer would be accepted if it was cash ). Rented same apt out in 48 hours .

I agree with you that parts of Bramhall are stunning. I also love the area of Bergen/Lafayette of lower Belmont Ave, Crescent, Park, Astor, just off Communipaw.

Currently if you do a Yahoo Real Estate Search, there's a 3 bdr brownstone home on Astor for about $139K. Not sure if that's because it needs work or it's a short sale. About a year ago, same neighborhood, places were listed for $350K-$400K.

The sushi is really good, but not classical sushi in the true sense of the word.
They have some creative rolls, ie, shrimp with toasted coconut, Thai spicy tuna.
On Tuesday nights, some of the sushi rolls are 1/2 price.
Haven't tried the oysters. Good wine list.

Glad to hear Garden of Eden is finally selling fresh food. Countless times I went there all the dips and dressings were beyond their expiration date. In alerting store personnel, the response I got was "Why are you telling me this, I don't own the store."

The reserve doesn't make sense to me either. Especially since if you go to Liberty Realty's website they have 1bdr's at The Beacon listed for $225,000... so you can get the units cheaper than the auction price.

Guess I'll either have to speak to them or wait for the next auction, all of which is predicated on my selling my current condo in Hoboken. Failing that, I'll have to move back into it.
