I think it is powerful and moving and darkly beautiful -- especially considering the true story -- and it should definitely stay.

Someone correct me, but from my understanding the area that was predominately Irish was the Old Horseshoe district, and the residents were kicked out for the Holland Tunnel construction.

Back to restaurants, I tried the place next to Basic, (the name escapes me), this week and thought it was very good. Nice addition for the residents. Just got pickup but the place didn't seem too crowded. If the owner got the high rent he was holding out for this place might not last too long. I hope I'm wrong.

The beer pens at APW weren't the fault of the promoters. Alcohol is not allowed in the park, so they had to compromise. If there was a large space controlled by the city, and not the state, it might be easier to put on shows like this. We don't have the open space of Coachella or a Grant Park like Lollapalooza.

My building, Morgan Lighthouse (143 Morgan Street) is 40 units on 8 floors.

After finding our management company was cooking the books (by padding & rigging bids), we canned them.

ie
$20,000 to paint the hallways!?!?

[STAY AWAY FROM RPM Management in Hackensack].

Since then we have been self managing, and things couldn't be better.

Thanks guys, I was wondering what had caused the interruption. I didn't hear the bang.

Power went off momentarily throughout Newport and it played havoc with my DVR which took 24 hours to reformat itself. Had me nervous thinking I might have lost a lot of planned watching.

Funny, we've gone a LONG, LONG time with never a flicker and now twice in as many months. Presumably all this electrical equipment is pretty new on the waterfront...guess they're using junkier transformers or the infrastructure just isn't keeping up with development?

Yes I'm sure that there is some cases like you have pointed out. I would venture, however that there are more like what I am about to lay out.

Our taxes for 2009 were $6,625.10. I've also chosen two other properties in our neighborhood that I am familier with. The 2009 taxes on those properties were $7,501.25 and $9,679.61 respectively.

All three properties are likely well over 100 years old. Two of the three are woodframe construction, and the third is a brick Italianate home. The brick home is paying the highest tax bill.

None of this sounds really that out of wack, right?

Here's the thing. Our nearly $7,000 tax bill is for 1000 sq ft. The other two examples are for entire buildings.

Why the disparity?

Our building got converted to condos in 2003. No structural changes. No major renovations beyond some cosmetic fixes. No new heating systems. But simply because it was converted, it became eligible for reassessment by law.

Now I will admit, we've made our actual unit pretty nice, but it's still only 1000 sq ft.

That means property assessment is simply not done on an equitable basis. It is simply not fair.

Yes my taxes are lower than both of the examples I gave. But proportionally, I shouldn't be paying anything close to those who own property that is 3 to 4 times the square footage of mine. If my 1000 sq ft is so damn valuable, just think what their 3, 4, 5 thousand sq ft properties should be worth.

I realize people have lived here a long time. I understand that these places might not have always been the best neighborhoods. But property values are what they are. You get your rewards for living here a long time when you sell at a profit ratio that I, and most of the other relative newcomers, will never begin to come close to.

So I'm on the "bring it on" band wagon. I'm tired of being unfairly assessed.

Has anyone taken the time to think about what a soldier has to be DOING to be bayonetted in the BACK while his legs seem to be moving?

The statue is ugly and vulgar...toss it into the Hudson.

I love the monument. I don't think the artist was a hack at all. I always bring vistors from out of town to see it.

I also see the statue as a perfect metaphor for living in Jersey City given the politics around here.

Would you rather have a statue of a unicorn running up a rainbow or of Mayor Healy passed out?

The statue stays.

I guess I?m one of those rare individuals that don?t think the NYC skyline is beautiful. I understand why people pay more money for homes on the ocean, with the infinite horizon, or a lake with a view of trees and cottages?. but a view of the river with a bunch of buildings just a skip and a jump away? To each, his own.

I?m not found of that bayonet. I remember poking around my grandfather?s attic as a child and discovering really old uniforms and a bayonet. It was weird. But it was real.

Some of my favorite movies are Platoon, Gettysburg and most recently the Hurt Locker. All great movies. Not so much because of the fighting action, but the cost of war. I remember the end of Platoon, where Charlie Sheen is leaving Vietnam on a chopper and thinking out loud?. ?the war is over for me now, but it will always be there for the rest of my days?. And the scene from the Hurt Locker where the guy is back from Iraq and in the grocery store, overwhelmed by the huge selection of cereals, and throws any ol? box in the grocery cart.

Just like 9/11. People will not forget a major terrorist attack. I won?t. I wish I could. I remember attending services at St. Michaels in Hamilton Park that evening. I couldn?t talk; wouldn?t talk for days. Now whenever I pass a 9/11 memorial, I pause for a moment and shed a tear. I just wish folks could understand that not all 9/11 victims are dead. Many are walking the streets today.

That is my point. I've talked to the property manager at Hudson Point and it is supposed to be a dog run. Basically the people at corporate don't want to spend a ton of money there so they are just throwing rocks down even though no dog is going to want to run around in that area with rocks.

They are planning to re-rock the area so now is the time to contact Equity and complain.

I wouldn't know. We have just 10 units. It's probably best to get at least 3 quotes to compare and be very clear about what you want them to do.

Is there any way to salvage the relationship with your current manager? Perhaps a face to face meeting with the agent to let them know why you're not satisfied and tell them what you need to be improved on. If they're not willing to work with you then you have no choice but to move on. Good luck.

N.J state law mandates a re-eval every 10 years so what makes you think other towns won't participate as well ? Many towns are strapped but these assessments are required whether the economy is good or not. Jersey City has gotten to big for it's own good so I hope they lower the tax rate to reflect the current levy.

I'm sorry you've had a bad experience renting. I've parked on the street for 5 years and the only thing that happened to my car is that the infamous downtown fence and car scratcher scratched it a bit a year ago, and on halloween 3 years ago someone sprayed shaving cream on it. I think it helps that I live across from the police station on Erie. Also, its an old car. lol

The rent vs buy calculator I posted is only useful if you compare nearly identical properties in nearly identical locations. You can't compare your rent downtown with your owning costs outside downtown, that's an apples and oranges comparison. A good comparison would be comparing the cost of owning a 1 bedroom at 77 hudson with renting a 1 bedroom at 70 Greene. Those buildings are even attached so its a very fair comparison.

Also, regarding your contention that the gays are moving outside downtown.... I would have to disagree. Although Pavonia ave near Journal Square still remains a popular alternative to downtown. Also, a lot of gay men bought in the heights during the peak. You know how that worked out... not good. Since Star Bar has become a big hit with the mo's many people who decamped to Journal Square and the heights are returning downtown which is establishing a pretty decent gay nightlife scene.

This is simply Amazing...and Sad! What is a 14 yr old doing with a loaded weapon that he is neither capable or mentally grown enough to carry? This city seems to be getting worse and worse! Crime is out of control in JC and the Police seem to either not care or can't do anything about it. We need to be tougher on criminals! This Kid is a criminal and was probably up to somthing, I'm glad he shot himself and not some innocent person. Prison is not enough for these kids, they take it as a badge of honor..perhaps hard labor and reform school is the answer. I can't wait to sell my Condo and get the Hell out of JC and its crime ridden filth!

Exactly! The housing market will have rebounded AND, with assessed values being reset, properties become even more desirable if fairly taxed.


What aggravates me about the re-eval though is that the burden is NOT evenly shared d/t abatements. Maybe I should've bought in The Soleil as we were told it has a 20 year abatement.

"Trust no one" is gonna become Jersey City's motto regarding taxes.

By the way, I think all the people in Hoboken who are assuming their taxes will go down after a re-eval are going to be in for a rude awakening.

No, it's not at the doggy beach. It's right behind the pier house, right on the waterfront walkway. The marina area. It's supposed to be a "dog run" but I don't think anyone knows this. Some people do use it for their dogs and some people don't clean up after it. There are a couple of trees in the middle.

One more thing...

Perhaps they should build a permanent band shell and concert area...something that would make it easier to have smaller concerts there without trucking in a huge stage every time they want to have an event. They could also take the time to properly direct the acoustics so they don't blast the music into the apartments along the water.

It'd be nice if this became a smaller Jersey City sponsored event. Bring in a headline act a couple times through the summer and supplement it with several JC bands. Get the Beer Garden to provide the suds, and local restaurants to do catering.

If done right, it could be a great way to show off Jersey City to the region.

The people who ran APW seemed incompetent, but having concerts at LSP with food and beer is pretty damn awesome and we shouldn't lose that because of mismanagement.

Oh, and make it FREE!
