Good plan. Lets tear down the one building with character on Newark and replace it with pavers, when Grove Plaza is literally 2 blocks away. Thank God not everyone is allowed to be an urban planner.

To shift gears here slightly, i think an easier push for mass transit should be a new light rail line within JC along the west side of the city, possibly along JFK which could integrate with traffic or have its own separate right of way. Dealing with another city is always a tricky venture but asking NJT to extend the light rail within the city could be a relatively cost effective and much needed boost to the rest of the city. Nothing above and below JSQ will improve dramatically unless mass transit to the PATH improves dramatically encouraging more people to move in so they can get to work in the morning. The busses just arent cutting it.

And have them get rid of one of four desperately needed and overcapacity lanes for cars? Im an active biker and even I know thats ridiculous.

The only non-impossible approach to quell an increase in population in the area is simply to run more trains. They arent extending platforms if they can barely fix a signal problem thats been an issue forever. Our only hope is they can run these trains with more frequency so they are less packed.

i think the last two are switched. if journal square is next in line, which i agree with, then mcginley sq would naturally follow by proximity to path. heights would be last bc its further from the path. development is based purely on proximity to mass transit.

And this is the .pdf of the plan, check out the maps at the end of where the light rail will extend too. When the light rail was first planned it was going to go down Culver. Looks like that idea is coming back.

is this project happening in phases? It looks a lot smaller on the area map than i thought it was originally.

if i can break away since this thread has gone a little off-road recently, what makes everyone think this project is 100% going to happen? Im actually for JSq being developed and hopefully become a little more prosperous, but it wouldnt be the first time something very similar to this was promised with no results.

im not saying this is beautiful architecture worth saving but is the problem really the building or the complete lack of city maintenance for it? What happens when they tear it down? Another giant parking lot i assume? just saying.

Didnt they say in the JJ article that they dont want to build a 42 story building directly adjacent to a house? Looking at this map makes it seem like thats exactly what theyre doing. Its going to look real odd.

Are you actually saying you wish the Loews theater was torn down for some poorly designed tower to be in its place so the JSQ could be more prosperous now? I know the progress is basically at a stand still, but as downtown fills up and people get priced out, JSQ is next in line and will be developed. Thank God more developers and planners dont think the way you do. The theater is one of the few things to be proud of in this city with some actual character and history.

I disagree. the last thing bikers need is for even more car drivers to hate them and thats whatll happen if you remove an entire streetside worth of parking. this city is tight for streetside parking as it is, and to remove street parking only hurts small business in an already high car/person ratio of a city.

and no, you dont need that much space. There are many "superhighway" streets that have 2-3 lanes when they arent necessary, and some which are wide enough to accommodate parking and a bike lane without reducing any lanes at all.

i still vote they make the developer pay to turn the lot into a park until or if they decide to finally build the towers. its a relatively cheap compromise for the developer to make and will turn this eyesore in a prime location thats lacking park space into something nice.

Has that hood improved any? It used to be pretty rough.


i mean its still not that pretty to look at but ive been there a number of times and never had an issue. Its across from St Peters college so its fairly well looked over by security

Theres a place at the end of Montgomery on West Side ave (JSQ) called PD billiards on the 2nd floor of this place by a gas station. it seems like its closed but they are open pretty late, and they have pool and ping pong there for cheap. not bad if you dont feel like leaving JC

I dont even mind the height and density, but it seems like they are getting away with not having to provide any units for affordable housing and will probably skate on having to build any plaza or anything nice for the community in return for being allowed to cheat zoning laws. Thats whats really upsetting about this project.

nothings happening to the PATH terminal anytime soon, or that open lot next to it. I wish they would just admit they arent planning on building anything and in the meantime, open it up as a park to the public. grass is already growing there. all they need to do is take the fence down and have some guy mow it one a month

You should check out that other city across the river. New York. Im still yet to find one large surface parking lot in retail sections, and still crazy people are apparently getting by walking around there. and it doesnt seem to be hurting business either. Obviously, I dont want to compare JC to NYC, but JC can start moving in the right direction of catering to walkers and allowing cars to park on the streets. As opposed to where it seems to be heading. Cater to cars and allow people to walk around busy roads and parking lots. Not to mention those pretty strip malls we have.

i will agree with 2 things ive read thus far on this site.
1. the chairs are really tacky and hopefully get replaced real soon.
2. its a real shame that the main reason business does not thrive in this city is soley because of our garbage building dept. which makes business owners jump through hoops to get anything up and running. the only reason this happened at all is because these owners knew it was going to be harder than it was in brooklyn and accounted for it. i wonder how many owners wanted to open an honest business and failed before it opened because of the building departments getting in the way. i'm totally anti-lawsuit guy but would love to see the city sued many times over by business owners for this reason. maybe then they can get the hint.

people who work for this city probably dont live here.

T-bird, i couldnt agree with you more about this. I live in JSQ and would love to see some more happen in that theater. Im glad they have a farmers market in the summer across the street and they are trying to show movies there in the winter but it kills me to see this theater only catering to such a small niche of movie goers who might like 30's and 40's movies. They sell out when they have bands and newer (80's) movies playing so it seems like common sense to just have more of these events. Idk, maybe a polite email to the friends of loews could get the ball rolling? Id back that.

would they just open jersey ave already? its such a pain accessing LSP through the crazy backroads detour from downtown. i would think it would be in these businesses best interest too if a few more start popping up along that side of the park. anyway, hope this place succeeds, but shaving a few bucks off per race could be a good grand opening promotion perhaps...
