Re: Sandy Hook on saturday - what time to get there?

In case anyone is interested:

we left downtown about 8:45'ish today, and took the Turnpike then Garden State pkway down. Tons of cars all the way, but moving all the time though. Got there around 10:20. Only 2 of the parking lots were full at that time.

Great day for the beach.

Now we're all burnt!!!

Haha! You remembered!!! yeah, I did all the research and that, but then "chickened" out - was concerned that the trip coming back would be too much for me to handle

We're finally renting a car this weekend, so I figure it may be easier to go by car.

Sounds like the key is to leave as early as possible!!!

Thanks everyone!

So - if I get to Asbury Park by 11 or 12 noon, I should still be able to find parking on the street with ease?

I'll also be going with young kids - is Asbury park family-friendly?

We're planning to go to Sandy Hook on saturday - haven't been there fore ages, and I've heard that the parking lots get filled up fast on the weekends.

So - does anyone what time we should get there by to get into the parking lot?

Also besides Sandy hook what other beaches are nice around there?

If you're brave enough, sell the house and put the money in Apple stock and oil stocks. Who's to say Real estate is better than the stock market, or vice versa???

I was recently shopping and I was quoted a Double Play package for $50 for base package, including HBO. It totals about $75 per month once you add the rental fees / taxes / bullsh*t fees. However, in my confirmation email, I found out that while this is a 2-yr contract, the rate is only good for the first 12 months. For months 13-24, there's an additional $20 per month which will bring the total to almost $100. So I said No, thank you.

I just found this on the FIOS website, under Double Play. The terms and conditions look different than when I called about 3 weeks ago (e.g. it says "No contract" somewhere below, but then I see references of 12 months, 24 months on a brief glance). Good luck!

@dtjcview - yes, I understand there are mountains of regulations and such, but regulations and rules are one thing, what people actually *know* and do is another thing. My take on this is always this: if these FAs know so much, why aren't they already retired and managing their own money? Why are they still working a 9-5 job?

Personally, I'm weary of FA or people of that sort. How do I know they know what they're doing??? Also, sometimes (or most of the time), they have other motives for pushing their clients into certain products / services (e.g. commission, or "company directive", etc).

I rather do the due dilligence myself and put my money where my mouth is. At least if I bet wrong, I can only blame myself for not understanding the topic enough.

As to research - I spent a lot of time reading Seeking alpha and such. The internet is great - all the info is out there. ANd I watch the talking heads on Bloomberg a lot. However, that's what I do every day, and it's very lonely Would be nice to bounce my ideas off someone else from time to time, and hear new ideas from other people too.

By the way, hooking up a PC (or even a laptop) to the TV is not difficult actually. Hardware-wise, it's just connecting the HMDI cables. Software-wise, there's really nothing to install. We watch Prime videos and hulu through the web browser. And most PCs already have software to play the DVD drive.

I find the cable box (just got the new X1 cable box from Comcast) most aggravating and difficult to use, actually. It's so slow, and impossible to search anything! It's begging me to throw it out of the window!!!

Thanks everyone! I feel so much better now! I have 9 windows in total, but only 3 are street facing. I think the math is now so much more friendly :=) remaining in the 4-digit territory vs. going way OVER the 5-digit territory. Yesterday I thought I have to put a down payment amount just to get all windows replaced.

Just another question though - do you have the same contractor install both compliant and vinyl windows for you? Or you get different contractor to do them separately?

If the fare is cheaper, I'd use it a lot more. The only reason I don't take the ferry nowadays is because it's so much more expensive than the PATH.

Wait - are you saying I *can* install vinyl windows on non-street facing windows? So, in other words: street facing windows must be compliant, but for non-street facing wondows - all bets are off???

Given the vinyl windows are so much cheaper, are they any less "good"?

It was actually really easy once you succumb to spending the money. I went with Pella and they did everything. Told me the correct windows, filed the paperwork with Dan, installed them and even repaired the rotted frames.
At first I was really upset about it, they were SO much more expensive than the vinyl ones I used on the non street facing windows, but now that's it done they look SO nice. The quality really is so much nicer.

If you live in a condo just make sure your association is aware that EVERYONE must replace their windows with the same thing.

Re: options for TV for a non- tech savvy person

We had Comcast internet only for the last year, and here's our setup:

- 7-yr old TV
- Comcast Internet only. No phone and no TV channel subscriptions;
- we have a old PC hooked up directly to the TV, with wireless keyboard. This could replace your Roku (or whatever equivalent). The PC also has a built-in DVD player;
- I also subscribe to Hulu, amazon prime, and Netflix (DVDs, not streaming). This pretty much satisfies our family needs (husband is a movie buff, two little kids that like kiddie shows);
- for phone: I brought the OBI (for $30 on sale) hooked up to my google voice account. One time cost, and no monthly fees. Works very well;
- and the occasional visit to a bar for my husband when he couldn't find a game that streams (we watched superbowl streamed for free online this year);

So, out of pocket per month (approx) is: $54 (comcast) + $8 (hulu) + $13 (Netflix for 2 DVD plan) + Prime (which I mainly use for shopping actually, so I don't count the cost here).

And my Comcast year-long "contract" just ended actually, so I just signed up for their "Blast Plus with X1" plan, which totals about $60 per month (base plan is about $55 or so, but now you have to pay taxes on the TV channels), but you get local channels plus HBO and showtime free. So I'll probably cancel my Netflix now.

One of the biggest benefit in my opinion is that my kids no longer have to watch the crappy commercials on TV anymore.

Ok, I'll check with my contractor if he can deal with the permit. But I have a feeling that he doesn't / won't.

Sounds like this will be a pain in the a*%.

Anyone knows how long this process may take?

So, for the same amount referenced in the article ($1.9mil for a 1371 sq ft unit), one could have brought this nice brownstone at 244 Montgomery Street - the WHOLE BUILDING!!!

So, for all your real estate gurus out there, would you say that 244 Montgomery street is "fairly" priced or not?

i'm not sure what floor you are on, but check around chimenys, skylights, exhaust pipes and any windows. you should give us details on the building configuration.

Our unit is the top floor unit of a 4-story building. There are several skylights and exhaust pipes on the flat roof.

The leak initially appeared right next to the skylight inside our apartment. Our roofer had come and did several things over the last year: putting down new rubber around the skylight, extending that new rubber all the way to the edge of roof; sealing around all the pipes, etc. Nothing worked at the end, so we finally replaced the skylight - as it seemed to be the culprit at that point.

However, the leak came back after the skylight replacement.

At this point, we also suspect the flashing because:
- it didn't leak during the winter, between all those snow storms and the melting of snow
- it also didn't leak during this wet spring/summer, except once, when it was raining like crazy.

So - based on the above, it would appear that the leak is not on the flat roof itself. Is that a fair assessment?

I think @jamesj did the right thing. I have two young boys and we go play in Hamilton park a lot. I'd hate for them to step in dog sh%t while trying to catch a football. And trust me - my boys have step in dog sh%t on the lawns before, and it's not nice cleaning out that sh%t from their shoes.

I appreciate everyone and anyone that tries to enforce the pet-free zones!

That's my top suspicion too.

How can we prove that, and also exactly where the leaky spot, is? If it's on the flat roof, we can just pour water over the spot. However, since this would be on the corner, or side of the wall, "pouring" would be challenging, I'd think?

Advice needed - methods that can pinpoint a roof leak
Home away from home
Home away from home

To make a long story short - we have a roof leak that we haven't been able to pinpoint. It doesn't appear to be on the flat roof itself: as it doesn't leak every time it rains, or during the winter season when we had tons of snow and the melting afterwards. In fact, since November last year, it only leaked TWICE only.

It only leaks when the weather is really crazy: (strong & crazy wind + heavy rain).

Our management company recommends doing a "water test" to find the actual location. Has anyone had experience with a "water test"? Never heard of it before, so not sure how effective (cost, time, accuracy-wise) it is.

Any other suggestions on how to pinpoint the origin of this leak?

TIA.
