Bumping this one. Any new comments on Downtown mechanics? (Or Heights for me)

Joe's is gone. I used him for years, he was honest, but I felt he had a hand in the demise of my aged vehicle due to poor maintenance. I think he was not proactive enough about checking brake pads, spark plugs etc for fear of being seen as working you over. My Kia is now 4 years old and I'm tired of shlepping it to the dealer on 440.

I've used A M Auto on 6th for over 10 years. They're not the fastest. But they do a great job at a great price. (My car is > 15 years old and running well).

Re: Jersey City mayor-elect orders end to citywide reval
Home away from home
Home away from home

When I bought my property it had the standard 5 year abatement - 25% I think. As far as I can tell, when the property was renovated before I purchased it - the city did a reassessment - reset the assessed value based on that assessment (not the sale price), then set the "abatement" as 25% of that assessment - shown in the "exemptions" column of my property card. The abatement was that fixed % of assessed value for the 5 years. After 5 years, the full assessed value was used to calc my tax bill.

After the reval happens - I'd expect similarly abated properties to carry through that % abatement until the end of their abatement term.

It's just lazy to throw a demographic map up and say "look, pockets of ethnic people. Ghettos!"

Think you're struggling with the word ghetto. It can and does have more than one meaning. To me Newport is a ghetto.

The map shows areas of racial segregation in JC - and those areas by definition are ghetto.

Zoom in on JC. "Ghettos" are common knowledge in JC - except perhaps on the waterfront.

Think you managed to piss everyone off with your op. Cut your losses - and we'll write it off to simple ignorance :P

Re: What distance is bikers' equivalent of a marathon

The science (kind of), backs up the triathalon numbers.

https://en.wikipedia.org/wiki/Bicycle_performance

On firm, flat ground, a 70 kg (150 lb) person requires about 60 watts [5] to walk at 5 km/h (3.1 mph). That same person on a bicycle, on the same ground, with the same power output, can travel at 15 km/h (9.3 mph) using an ordinary bicycle,[6] so in these conditions the energy expenditure of cycling is one-third of walking.

Cycling versus walking = 3:1 in terms of energy expended. Triathlon puts it at around 4:1. Right ballpark to me.

The benefit would be that a law is in place, so when we have a proactive Mayor and PD Management, they'll be able to enforce the code. It also allows other PD's within the County or State to enforce them who understand how it reduces the road toll and changes driving habits of the ignorant.

You mean like those ignorant DWB and DWP folks?

Chase your councilor. Recommend improvements. As rescuelife points out - its a hell of a lot better than what we had.

I have used this a couple of times and it worked just fine.
Have you even tried to use this or are you just trying to troll or insult people like 95% of your posts?

Another member's comment, I'm not the only one dealing with the stupidity of the system.

It only works in terms of collecting complaints. But the RRC still does little to nothing to see that those complaints are resolved all the way through. You still have to chase them to make sure your complaints are investigated and resolved. Its maddening .I've had a broken sidewalk reports outstanding for TWO YEARS. RRC doesn't keep track if anything has been done or not. Totally useless to collect this stuff if there's no follow through to completion.

I don't think the City is on the hook for sidewalk repairs - ultimately that's the property owner's responsibility. They may be able to issue fines. But it's a lower priority than say, fixing potholes. The City actions requests fairly quickly where they can be held liable for damages. Following up the RRC report with a copy to your local councilor tends to get things actioned quicker.

Should press the City to publish monthly stats online then. A simple report by issue category showing:
- new issues
- resolved issues
- open issues by age ( < 1 month, < 3 months, 3+ months)

Might help track the response in RRC.

Just checked mine and went up almost 4.16%!!! What gives?! Grrrr.

This happened: http://www.nj.com/hudson/index.ssf/20 ... ike_taxes_in_seven_t.html

Only around 50% of your taxes are City taxes. The rest is Hudson County and school tax.

The County tax bill went up 4.2%. And given the numbers game played with equalization - Jersey City's portion of the County tax bill went up 10.15%. (It's actually down to the fact that JC property values increased more relative to other munis within Hudson County). IMO It's also down to the fact that we've too many layers of government in NJ - and the public doesn't hold them fully accountable for spending.

Need to compare apples to apples. To compare 2015 vs 2016 simplest way is to divide Q1 2017 by Q1 2016. Should give you a number like 1.02927 = a 2.93% year-on-year increase. Remember the increase applies to full year 2016.

What's interesting is the property taxes will almost triple after the reval on that property, from $2.5k to ~$7k (2.234% * $315k).

The numbers don't really bear that out if you compare 04-09 with 09-14. Though I think a Buono admin would have produced some pretty horrific taxes increases.

Don't even need to wait for the reval. Can appeal in 2017, and get taxes reduced for all of 2017 - assuming you buy and appeal before April 2017.

Should widen your search to within biking distance of a PATH station. 10 mins by bike opens up Lincoln Park, Pershing, and JFK from Griffith in the Heights all the way down to Virginia Ave.
