OMG This place sounds like a dream come true.

Can anyone name a "fancy" Italian restaurant, other than Casa Dante, in the JSQ 'hood. I was talking to someone earlier who was trying to (unsuccessfully) name it.

We used John Moss of Inspex, as others have earlier in this thread. We were very pleased with his thoroughness and how quickly he turned out an extremely detailed report. Also, he takes great photographs of any areas of concern.

I'm not sure why I'm even posting any of this but I get pissy when people insist they have no personal power or impact on anything. That is why Healy can be successful.

Love that first link. I'm not a stranger to it.

I've been following the tax history of the place I am in contract on. Taxes in this town will drive one bonkers! The first quarter taxes for this unit are higher than the 2nd quarter ones for this year. When I look back over the taxes paid over the years, the bills are consistent only in how erratic the ups and downs are.

[time lapse]: after seeing what other people are paying, I suspect the taxes on my "new" (the bldg is actually 110 yrs old) place will likely stay where they are.

Currently, isn't **everyone's** property value considered to be "un reassessed"? If the "spot assessments" done on refurbished units/houses are illegal, those assessments don't count.

EVERYONE will be affected. Taxes, btw, will increase/decrease as budget "needs" dictate, regardless of, (or in spite of) a re-eval.

Dieselpowerd: I'm not sure what the other options are unless you really do want to rent forever. Buying a place and flipping it in a few years is no longer a way to make $$. I really do believe that property is a long term investment. What's happening in Hudson County is not isolated to only Hudson County. There are tea parties and tax crises going on all over the U.S. right now.

yes, the thought of this re-eval is spine chilling. But we'll just have to see what happens. Life goes on.

The hotels may be booked solid, but that's partially due to the fact that a hotel will slash a room price last minute, or negotiate low rates with regular business customers rather than keep a room vacant.

Hoboken has not had a recent re-eval, only repeated tax hikes, including the 40% across the board hike of 2008. This goes to show you, that re-eval or not, if you own a piece of property, taxes in Hudson County will never be a fixed quantity secondary to corruption and misspending. (Howevs, the situation is even worse in Essex County).
If you truly want to live someplace without price fluctations, rent an apt in a large building of all rental apts. Those are the ones that are rent controlled. Also bear in mind that property taxes are tax deductible if you own your residence.

I lived and owned in Hoboken for a long time. Most property owners there are of the mind that a re-eval is a good thing and will happily anticipate their own after hearing that JC will be doing this. The reason they feel this way is because the construction boom in Hoboken has had a bigger impact than the one in JC, as Hoboken is a much smaller city. Owners of new construction feel that they are unfairly paying a larger proportion of taxes in that city compaired to long time owners of brownstones.

Of note, I thought only the state could order a re-eval. Truth is that Hudson County as a whole has been long overdue for this. It was coming sooner or later. I suspect that refurbed pre-war buildings by JSQ and new construction by light rail stations will see the biggest % hike. Hamilton Park probably won't fare that well either even though owners there think they are over taxes.

Bear in mind, whatever happens will take years to be completed and take effect. And, in some cases, it will make certain real estate more desirable.

Hi Cato,

I have a lot to say on this topic. I do not work in the real estate industry. I'm a recent seller and current buyer. We targeted mainly pre-war bldg's in the Lincoln Park/McGinley Sq area.

The project I fell in love with was 340 Fairmount (same developer as 131 Kensington, but much further along - the condo assn is in the hands of the owners). Those apartments aren't that large, and currently there are none available. As it's an ongoing project though, new units sporadically hit the market.

333 Fairmount is stunning and the units are large. (1000 sqft) However, the developer is having major financial problems. If they get someone else to take over, you can get a gorgeous apartment, indeed.

I've always been curious about The Hague (2600 Kennedy). There's some units there listed on zillow. This is the big daddy of the pre-war buildings in the McGinley Sq. area.

115 Highland ("Highland Arms") has some nice airy units for an ok price, established condo assn; the building's common areas could use some minor tweaking.

There's a beautiful shortsale at 54 Glenwood. The sq footage is mislisted as 591 sq ft instead of the 791 sq ft it really is. If you have the patience to wait out a short sale this is a great value.

Two more buildings to note: 36 Duncan and 50 Glenwood. Both really really nice, but any available units fly off the shelf within a week or two. We have bidding experience at both, one unsuccessfully, one successfully.

If walking to JSQ is not a priority for you, the building on the corner of Bentley/West Side has/had a roomy condo for sale at a good price.

Thank you. The unit we were considering @ 131 was larger and the taxes considerably lower than what's stated above. Howevs, we gave it a pass and are in contract on an even older building with a well-established condo assn and mostly owner occupied units. The taxes are fair; the maintenance fees (as in all prewar buildings) are high but the unit is over 900 sq ft. Also, the maintenance fees in this case cover not only heat/hot water, but also a doorman and a yard with a "pond". The building and unit itself are in decent condition. We know this as we just had our inspection.

Our last sticking point will be the bank's appraisal. I'm hearing appraisals are coming in low in which case we won't get our mortgage and none of this is a go. but it will be awesome to stop having to post r/e questions.

Finally got to eat/drink there last Saturday. Great looking martini + speciality drink list but they were out of some key ingredients so you couldn't order some of the stuff. Good beer selection (ie, Chimay on tap - nice!; Duvel in bottles).
Food is mediocre.

Ate here tonite for the first time (after repeated disappointment with H.I.). Food was great and service almost overly attentive. I had the kofta, huzzy had the salmon. Both tasted great. We had ice cream for dessert (chocolate lovers and cake batter flavors). The waiter tells us that if you get a bottle of wine or whatever from the liquor store across the street for your dinner you'll get a 10% discount if you say it's for a meal at the Parkside.

One day Parkside Bistro may really be at the side of a park. Anyway, we look forward to returning and trying more entrees.

Drink selection at this place looks awesome.

I've been repeatedly irritated by seating and noise issues so we have yet to consume a meal there. Tonite when we attempted to, we were smushed at at table by the door (which was cold). Sitting directly across from each other, literally 12" apart, still could not have a conversation. Buh-bye.

oh, and remember, old farts are the ones with all the money. So their/our opinion ranks, too.

As a former Hoboken property owner I can tell you that the people of that city are/were eagerly awaiting the re-eval. (I'm not one of them). They were under the impression that this would lower their taxes.

Here in JC, I suspect the net effect of a re-eval (other than destroying the Hamilton Pk neighborhood, which is already only a few nails from the full coffin) and shift population up near Jrnl Sq.

What amazes me are some of the properties in Bergen Lafayette that are listed at nearly $300 sq ft with ridiculously high taxes b/c they are new construction. i'm curious if a re-eval would lower taxes there.

Lastly and most importantly, what you believe creates your reality. if you believe something is going to f*ck you, it will f*ck you. If you don't let it seize your personal power, you will find your rallying cry and focus your power where it is needed.

Throwing up your hands and and bending over to be f*cked is not going to help your situation.

Agree, I don't like the way they broke up the windows either. It would seem like there's not an airtight seal between your unit and your neighbor's in that cluster of units. If I drop a pen by the window inside the upper level unit, does it fall through to my downstairs neighbors' floor? What about loose change?

Overall I agree with the poster that the revival of McGinley Square will be a great thing, and the SW part of McGinley Square is an easy walk to the PATH.

Btw, I preferred The Precinct as the building name. You could have some great police- themed parties there featuring handcuffs and donuts.

Interesting development: In the last 24 hours it appears this project has been re-branded as The Soleil and is now being promoted by the Daniels Team @ Weichert instead of Liberty Realty, which is how I was first introduced to it.

Again, I am merely a shopper making observations and have no r/e affiliation with this project. Though I do have an appt to check it out.

Knock wood, our place has not had additional flooding since the rager mid-March. That being said, we are a middle floor unit and still had rain in our bedroom via the nonworking fireplace. Wasn't sewer water as it was coming in from above, but it was dark brown and smelly.

Thank you for this information and advice of what to carefully investigate. My understanding (and previous experience) is that it's common practice to pay 3 mos maintenance fees to the reserves when you buy a condo.

When I first visited early January I liked the place a lot but it was far from finished. I'm told that they are finished now, which I'm interpreting as "we've come a long way since January". As I'm flexible with regard to a closing date (don't qualify for 1rst time buyer tax credit) I can give it some time. The 2 units I saw in January have been sold so we're going to visit some others tomorrow.
Will report back.

Yes, I agree, the location is super convenient. I'll be walking to JSQ. My fiance drives to work. The parking is underneath the building. From what I understand there is not deeded parking. You can rent a spot there.

I've looked at A LOT of condos in McGinley Sq in the past 2 months. I loved 340 Fairmount, but all those units sold out before I sold my Hoboken condo and became liquid. For now, The Precinct is looking like our forerunner.

My fiance's car was broken into 2x in a 4 month period in HP. Both times GPS was stolen though it was not visible. Second time the radio was stolen and for sh*ts and giggles they tore up the dashboard.

I have to say, HP has overall not been kind to us in several regards and I look forward to leaving it when our lease is up.

There actually are places in JC where taxes are $2400/yr (not for a whole house but for a 1 bdr condo 650 - 700 sq ft).
In fact, my prediction is that over time, the high taxes downtown will drive people to invest in the JSQ/McGinley Sq/Lincoln Pk area, helping a resurgence there.

of note - I do not own property in JC so this is simply my speculation
