There was always some cause behind 9C, this is one of the reasons 9C has retained the community support. Whether it was the best business decision traffic wise, you can always argue about it. What matter is that Tony and Greg made their marks in the hearts of many in the Hamilton Park community and beyond, in the same way Maggie did with the Hamilton Pale House in her time. These friendships will endure. They will be missed for sure..., here. Their sanctuary is always open for a visit as part of a stay at their Wattle Inn in Broome near Middleburgh, and I look forward to get there for skying at Windham in the winter.

I am sorry I won't have the time to go to the city council meeting but in my opinion Matthew O'Donnell voting record raises serious questions. A competent outside council should be able to balance the bids and come up for himself/herself with numbers that are in between 0 to 100 and reflect the true cost/benefits of each bidding company. This suggests that either Matthew O'Donnell did not do his job or is biased. If he wants to explain himself on this forum fine, because otherwise at this point it feels like some healysh practices running anew.

I pass by this area all the time biking. There is only a relatively small space between the "marina", the golf-course and the monorail. It is also next to a roundabout. I can't see a complex built there without impacting a few of these. On top of that, the lights would definitely be in full view of the the nature reserve. Increased traffic into LSP would also be likely if this absurdity is built. Let's have another Sandy to flood the lot and end it all.

The place is a little off the beaten path, I am sure the old timers will make it there, but they might have less traffic with the new crowd. Too bad, I wish there was some sort of post-disaster legal agreement for them to move in whatever commercial place will be built in the newark location. I can appreciate the (urgent) need to work in some (temporary?) place in the meantime.

I asked the same question some times ago and the answer was no. The seller is under no obligations to communicate a process which has not started and is not impacting his/her taxes RIGHT NOW, and the statement that the taxes are low is true AT PRESENT. Whether the buyer agent is under obligation to communicate to the buyer ongoing processes that may affect FUTURE value is still not too clear however imho. Clearly buyer agents are ethically obligated to communicate PRESENT adversarial facts that they know about a property. The question is whether they are obligated to communicate a ONGOING process once it is started and that will impact FUTURE value. If yes to the latter, then current sellers have a very short time window to hide right now before the actual process starts. After that, any person could send a blank email to all realtors reminding them of their obligations, an email that could be used in the court of law.

Again this is all about the law evaluate things, present vs future.

A lot of the new stations locations had to do with crowdsourcing. I remember the Brunswick/7-8th spots being heavily advocated. No surprise there are a few stations in that area now.

So..., are buyer's agents who are supposed to act in their client best interest legally liable if they fail to communicate the reval to them? It would be especially interesting to know the info recent purchasers of DTJC houses got using buyer's agents from Armagno, Boyne's, Weichert.

A way to approach this and put maximum pressure may be to start a tenant association if the owner does not provide rent adjustment. I remember people creating one at one of the new Avalon Cove Newport towers about 15 years ago. The tower was ill designed (as if we would not know with the fire at their Edgewater complex), drafty, and people had huge utility bills. Management there was pretty much dragging their feet until they pulled off the association card. I know they did something, I don't know how effective the repairs were.

Thanks for your insight. You may arguably be right (after all, hasn't Toronto defied correction prognosis for a while?). The definition of a bubble vs correction is arguable though. That being said, I can't forget the recent brochure I got from a realtor recently showing a 13% appreciation in price but also 13% longer time to sale for properties on the market (36 days). Higher ends properties can linger quite a bit on the market isn't it. How do you think it will play out in the next couple of years once you include the new assessments?

Suggested answers: a) don't worry and go smell the rose in Van Worst Park; b) Take your Citibike and run!; c) don't worry, the aussies will take care of it; d) don't worry, the chinese will take care of it; e) don't worry, Donald will take care of it; f) don't worry, Hillary will take care of it; g) don't worry, Steve will take care of it; h) don't worry Christie, you are not part of the discussion.

I have talked with a friend on that and we agree. The more ruckus we can do to make people aware the better for the curve adjustment - I intend to stay. What is really puzzling is the aussies that keep buying $2M houses. Regardless of steady income why would one do this right now?

It is pretty apparent looking at the for sale curve and property below that we are in a bubble and people are starting to get out. The sooner potential sellers and buyers know about the reval and their presumed rate around 2.5% the better. Hopefully it will be a buyer market for a few years to neutralize the recent years excesses and it will significantly impact the appraisals. If this happens, I see no reason to appeal. Otherwise...

If your house is narrow and brick (<16 feet wide), it may not be necessary. If wider and/or wood supported, I would suggest you use a structural engineer first. I concur that the A train to Howard beach is a pain and not too predictable. I once gave up in Brooklyn (they were rerouting people uptown to catch a downtown train, all in the middle of Friday rush hours, genius), and took a cab to JFK to barely make it there. After all the comments below I will give another try to that airport. I avoid it as well as Heathrow like the plague.

I see. Well, if they nudge the rate higher to anticipate the impact of appeals, I would think it would increase their numbers which could take time to bring the assessments to reality... In the meantime if DT is deluged with a number of properties for people who want to cash out, I presume it will have an immediate impact on prices for the reval. For sale signs seem to have percolated up recently from what I have seen though I may be misreading typical end of school activities.

If the reval has significant impact on property values whether up or down, I wonder if the reval company will have a formula to anticipate it preemptively. That way the tax rate would remain the same for all owners. Otherwise we are back to unequal distribution after a few years due to people selling/appealing etc. I know this would only impact a relatively small percent of the total increase/decrease but it might have an impact on people decisions regardless. It seems to be better to do that than kicking the can down the road through bridging tax liens.

Just trying to make the situation stable after this - as if there is such a thing in messy democratic jclist

I have the same issue every year in that time of the year. It appears after rain. I usually spray their path and put liquid borax on the way - Terro ant killer gel. That way the first thing they will do when they resume is to pick up that stuff. Mess up their metabolism.

Thanks. You are brave, not sure if mine is that stable. A friend of mine told me it is a laundry pole due to the little anchor for laundry lines one can see. It also has nails to go up but who knows how old the entire thing is, it might be from 100+ years ago. Unlikely a telephone pole.
