lipzilla, if you did not pass your inspection because of an emissions failure you MUST go to a repair facility approved by the DMV to get the repairs done. It sounds like it is an emissions-related problem if your car failed the gas cap test, but look at the inspection report you were given to be sure.

The reason vaccine makers (unique among all medical products) have a liability shield is that without it, it is very likely no company would make vaccines. Vaccines are not an unprofitable business, but they are not a terribly profitable business either. And the economics of vaccines (to the manufacturers) are pretty sensitive to uncertainty (like the risk of a huge lawsuit). There are only a handful of companies that make vaccines for the US market anymore, and generally only one or two makes each kind of vaccine. So Congress passed the liability shield to make sure more companies didn't exit the market, and instead has an alternative, federally funded compensation program.

I wouldn't put a lot of stock in what Judicial Watch says about the HPV vaccine. They are a pretty far right wing group which pushes its own agenda and isn't exactly unbiased, not a source for medical advice.

I didn't realize that a shortage of liquor stores was a problem that might face our state's downtrodden urban areas. Thank you, Mr. Leighton, for alterting me of the problem.

Based on Mr. Leighton's wise statements, I propose that the best way to revitalize struggling business districts in Newark, Passaic, Camden, and other cities is to open a liquor store on every corner. That will definitely turn those cities around.

Uh, this isn't a scan. It's a legitimate class action lawsuit settlement. Issues about whether consumers will actually benefit from this settlement (with so much of the proceeds going to the attorneys in the case), it's a very real legal action.

It's pretty easy to verify the legality of something like this, as class action settlements tend to get a fair amount of press and you can always call the presiding court to confirm the docket number and get the link to the settlement website.

Peabody, if it's any consolation it seems this happened further up from the light rail, after the victim had walked all the way to Monmouth street, which is a few blocks away.

Now if only we had the Powerpuff Girls to fight our JC "punkettes"... that would be some interesting girl-on-girl action.

Looks pretty good. I'd bet they haven't finalized all the prices yet, so that's why so many are missing.

It does seem just a tad pretentious though, to call arugula "rocket", unless the owners are English and that's just what they call it. Seems a bit poncy, like restaurants that call eggplant aubergine or zucchini courgettes.

I agree with jenny that some context would at least be helpful. That way we could see how bad it is and really put pressure on the city, or stop bitching so much.

If there have actually been 8-10 assaults and 10-12 car break-ins all summer (as suggested in Ian's list), that actually would seem not out of the ordinary for an urban area to me. I am sure there's more, though.

My guess is that this week in particular is bad because so many cops are taking their summer vacations before Labor Day. Crime definitely spikes during the summer and the end of August seems like a particularly busy time each year.

Actually, I am thinking based on my XM receiver that the radio might work for a day or two after it's reported stolen (since it takes a bit of time for the satellite to beam the "stolen/lock/cancel" signal. So maybe the crooks don't realize that it will stop working. I don't think a lot of them know the ins and outs of satellite radio.

I think with some cell phones they can be sent overseass and used on other networks even if they're blocked on the US networks.

That's really awful. At least it will hopefully be instructive to others -- leave NOTHING of any value whatsoever visible in your car. No CDs. No tapes. No mugs.

Some people will break into your car to steal 27 cents in change.

And remember, logic doesn't enter into many thieves' minds. There are people who are mugged for their cellphone despite the phone being worthless as soon as its reported stolen, so stealing a Sirius out of a car (while stupid) wouldn't surprise me all that much.

Seriously, WTF. That is absolutely crazy.

My hunch is somehow the people involved know each other but it's still pretty crazy.

After I thought about it, though, it's not the first machete attack I have heard of. When I lived in DC a few years ago, these were happening every once in a while. There, they were committed primarily by groups of Latino gang members and were usually attacks on rival gangs or people they had some specific beef with. And interestingly enough they were never in the inner-city places you would associate with gang violence but scattered across the suburbs.

Machetes are effing scary. One time I was on a beach in the Dominican Republic and saw a guy walking with a huge machete. Just seeing it was unsettling.

Definitely look into getting impact-resistant laminated glass on any first floor window if you can afford it, or potentially a high-quality impact resistant plexiglass (just be careful that you get good plexiglass, as poor quality plexiglass can yellow or become cloudy over time). These will add far more value to your home than window bars, that's for sure :)

I think it's a GREAT idea. It would totally come in handy for a number of situations (out of town guests, people moving who need a place for a week or two).

I see a lot of people in Manhattan doing something like this on Craigslist, so it seems like it could work. I think you could even have a slightly lower rate for people who are staying like two weeks or a month, since you would have more stable occupancy -- and it's nice for people in a long-term-stay situation to have a kitchen.

The only issue I see is that it can be difficult screening people, so you don't end up with a trashed apartment. Maybe there are services (something beyond PayPal) that allow you to accept credit card numbers as a deposit and in case there are any damages to the place upon check-out.

Or maybe it would just be a way so that people who aren't obsessed with real estate can carry on other discussions on JCList without having to wade though 90 real estate related threads. It's not like this board is primarily focused on real estate.

Threads exist for a reason -- so that people who are interested in a topic can find it and those who aren't don't have to wade through irrelevant messages.

Jeebus hit the nail on the head -- the best estimate of a property's value is what it can be rented for. After all, as a homeowner you are basically acting both as an investor and as a landlord to yourself.

When it costs a lot more to own (vs rent) the same property, the market is out of whack. While that seems to be the case now, it's hard to tell whether that imbalance will correct itself through rising rents or flat/declining home prices. My money is that rents will rise while home prices remain close to flat (as appears to be happening in Manhattan this year).

Rising rates don't help home prices a lot, but keep in mind to find 7% mortgage rates you only have to go as far back as last year.

I did not experience any flooding but many of my neighbors did and I saw the damage it did to many of their homes.

I have heard that a number of downtown residents have suggested installing a new, parallel system to separate the sewer and storm drainage systems.

But as nice as it would be, an idea like that seems like a non-starter. I don't think that tearing up every street and running a new line to every storm drain or every home to separate the storm and sewer systems is feasible. And focusing on that would mean other, more feasible options probably wouldn't be studied.

If as the MUA has stated, the biggest problem is that the pipes that empty into the Hudson back up when the river level rises, why not look into installing a pumping station that can pump the water to an exit pipe located at a higher level when the river rises? That might help to alleviate at least part of the problem and would seem to be a lot cheaper than running an entirely new, parallel sewer system.

If the problem is mainly that the pipe leading into the Hudson backs up, why not just build a pumping station at the site where the pipe empties into the river? The pumping station could pump the water up to a higher exit point so that if the water level increases water can still flow out into the river.

Did you see the updated Jersey Journal story?

Not that it by any means makes it ok to beat up on other kids, but that was no wolf pack -- it's two groups of kids who got in a fight. Both seem to have started something with the other group, so I wouldn't say all they're quite harmless.

Interesting that this turned into yet another example of where the details of the crime reported on the Journal (one can assume based on the victim's account) aren't exactly what happened. I'm confused though, as the new story mentions two incidents but the original story mentioned 3 'wolf pack' attack incidents.

?There is no wolf pack,? Jersey City Police Chief Tom Comey howled today during a news conference in which he took The Jersey Journal to task for what he characterized as a ?misleading? headline and front page story in today?s paper.

The article told the tale of three individuals who filed separate police reports stating one was pistol-whipped, another stabbed, and the third knocked unconscious by a gaggle of warlike youth Friday night in the Journal Square and Heights sections of the city.

Teresa Giovine ? a distraught mother of one of the victims ? was quoted as saying, ?We have to find these people and put them away so they can?t keep doing this.?

But her son, Comey said today, participated in the fighting.

?He just had the misfortune of getting his butt kicked a second time,? Comey said.

The Jersey Journal?s calls to the Jersey City Police Department for comment on the three incidents were not returned yesterday.

Reached today, Giovine acknowledged her son was part of a group that fought and lost and then followed the winning ?posse? back to their home turf and got beat again.

That is excellent advice FAB. The little things you don't see really can add up - I remember I lived in a new "luxury" building once that had cheap PVC (or is it ABS?) plumbing. No leaks or anything, but anyone the neighbor above took a shower or flushed a toilet, the noise was anoyingly loud.

It's so hard to assess these things with new construction (when the building isn't up yet at least), but that checklist is definitely a good start.

I don't know if it's just me, but I would guess these scumbags somehow heard about this bingo game (maybe from a relative or neighbor mentioning it in passing?) and must have figured out that the church had a pretty good amount of cash for the game.

I mean, I had no idea a church bingo game would involve so much cash. It almost makes it seem even worse--to premeditate and plan a robbery on a little old lady and a church.

Not that I'm one to re-open old discussions, but I thought there was a clause in most recent PILOTs that states that the payment will not exceed the regular RE tax that would otherwise be assessed on the property.

Also, isn't the regular RE tax rate in JC closer to 1.9% this year? I mean, taxes in Hoboken are 1.6% and I constantly hear how taxes in JC are somewhat higher than in Hoboken (not that Hobokenites are necessarily to be trusted to talk about JC).
