Re: Jersey City Public School Report Card
Home away from home
Home away from home

I do know that Jersey City spends $233,000.00 per superintendent...

(and that was for someone who until recently held another state job, so was only doing it part time - what would we spend for a full-time one, $466,000.00?)

I wonder how Hoboken (or any other city that's less of a joke then ours) measures up against that.

I imagine it was the rigors of his "legislative research officer" work schedule that kept Healy's lawyer from making those dealines.

Downtown Newark is over twice as far away from Manhattan as journal Square and it has just a bit more inner city blight and crime than Journal Square.

And doesn't have the available lots essentially right on top of the rail station

Those towers will get built without the developers shaking down the city after the fact, trust me.

It's not the 'completion of the towers' - it's the PATH station (and its imminent system-wide renovation) and the absence of the Tawil brothers.

Come on, the towers are an effect, not a cause.

But without the city's low-interest money the good-hearted and well-intentioned developers who are just trying to make ends meet and make Journal Square better for the rest of us will have no choice but to move on to the *next* city with available lots for development within 200 yards of a pre-existing 25 minute rail and bus link to both Manhattan and Newark International Airport!

of course the area could use the towers, but not under the condition that the developer (I'll say it again) deducts the costs to cover the loan from whatever taxes are owed the city

Unless I misunderstand the article, it's a double-hit - not only does the developer have use of the city's money during the loan, the city sees less revenue until the thing is paid off (and btw, sounds there'd be zero incentive for the developer to pay off in a timely manner if they can deduct loan costs).

It's just insane... (again, unless I misunderstand something or the article is wrong).

The main thing holding Journal Sq. back (aside from the JC government) were the Tawils - with them gone, and with the PATH to NYC and the proximity to EWR, trust me, we don't have to cave entirely to have a developers start building there.

Check a map, Jrnl Sq.'s location has a little going for it than, say, Camden.

Jeez Louise (sorry, this kind of thing just drives me nuts)

in case anyone missed the key sentnece:

Quote:
But with revenue allocation bonds, the developer deducts the costs to cover the loan from whatever taxes are owed the city. This means it could be years, even decades, before the city sees any revenue from this $500 million, mixed-use development planned for the block adjacent to the PATH Transportation Center, officials said.

...if this goes through, it's pitchforks-and-torches time at city hall

You know, you drive into JC from Rt.78, and immediately as soon as you get off the exit ramp, the pavement's so bad on Columbus it's like the Baja 500, and it's like 'Welcome to Jersey City'.... - it's so emblematic of this municipal government -

...meanwhile the Superintendent of our failing school district has been making $230,000.00 a year while in addition (until recently) drawing a full salary from the state legislature as well - *and* he's getting a raise this June...

sorry for the rant, it's a cold-@$$ Monday....

Healy hands out the PILOTS like after-dinner mints - at best, it's only a short-sighted end-run around the schools and the county - at worst, there's something else in for him too (in Hudson County? never!)

He then goes crying to the state to bail him out yet again when he can't find enough of a tax base because he's screwed the city out of it - it's such a welfare mentality.

As one of the huddled un-tax abated masses, I don't want to see my property taxes go up, but part of me hopes the state finally says NO to Healy - I can just imagine Corzine's eye's rolling as his secretary says "It's Mayor Healy on the phone for you again, Governor" - Healy's like the ne'er-do-well nephew who keeps squandering his inheritance (the development $).

Re: ox restaurant

Home away from home

We finally made it to Ox for the first time just last night.

While there's been a lot of praise for the place, the thing I liked
best about it (aside from the food, the tasteful decor, perfect lighting, good vibe) hasn't been mentioned yet - as the (German) gf noticed,

they don't rush you off the table to get the another seating in as quickly as possible!

That's so rare in this country - even at high-end place in Manhattan like Peasant, they're practically serving the check with dessert.

Here in the states we've gotten so used to conveyor-belt restaurant seating - it's really noticeable (and nice) when you don't feel like the meter's running. It felt like going out to eat in Europe, so thank you OX for that.

And the wait staff were all in such a good mood - if Ox's karma is on one end of the spectrum, the petulant hipsters of M&P and especially Beechwood are on the other...

ok this is really my last post - but my bad, emergent... you're right.

However, for what it's worth the taxes I paid in the city were pretty much right in line with what I'm paying here, almost eerily so... so a) in my experience there wasn't much of a difference and b) either way that one poster was pulling that 1/10 number out his kiester

and ianmac, I hope you get your tower, maybe newport can secede and have no school district whatsoever.

This is my last post on this, it's pointless (see my earlier Upton Sinclair quote) but for what it's worth, emergent:

Quote:
...abatements right across the pond in Brooklyn are much more generous, to the point where developers/residents pay 1/10th of the taxes they pay in JC fixed over 15 year periods

Quote:
Ouch, it's tough to take this stand since everyone is so anti-development

anti-abatement is *not* the same thing as anti-development (but I think you know that)

Abatements are a Bad Idea not only because they're a short-term end-run around the county and schools, but also because they're locked in and assume an indefinite state bailout of the schools - so as that changes, the city can't adapt because they took the easy upfront money. This has been explained here before.

(and I told myself I wouldn't post on this thread anymore...)

p.s. Brooklyn residents pay 10 times the property tax of Jersey City residents? That's an interesting claim - funny, I owned in the city prior to moving here, I don't seem to remember noticing much of a difference, let alone by a factor of ten.

Sounds like you've got a lot of truthiness there - I guess Bloomberg must lack Healy's business acumen...
