So - which building/developer is it???

I think the "think long term" approach is definitely correct in regards to Real estate. however, for anyone with limited money in the bank, a 1-bedroom costing $350K (circa 2010) is very different than what it could cost today (around $500k+), and a brownstone in the same period (probably $500K+ difference in purchase price)?

As much as I'd like to buy a brownstone today, I don't have the down payment, nor the ability to pay monthly mortgage payments for a $1.5mil property. However, if it's "only" $1mil, then perhaps there's some hope for me...

I've been in the market to buy a condo and looking at units in the newer buildings downtown (Grove Pointe, Waldo Lofts, Gulls Cove, and Sutton) and pretty much every single one bedroom that's been for sale since at least August was being held as an investment unit prior to being listed. If the investors are all cashing out now, it doesn't seem like there's much confidence in prices appreciating too much further. I've put my search on hold & plan on riding this one out...

I won't go into the risks of buying now in this post because I've been posting about them for at least a year in this thread, but I will say that this is a really really bad time to buy downtown (just look at all the things propping the market up right now...)

I thought the same - I noticed that there's a larger than usual number of brownstones/whole buildings coming onto the market in the last 2 months or so, where in the previous 2 years, there were very few. My thoughts were same as yours - people are trying to cash out before the market tanks...

SRhia, the last time we had a major downturn, the stock market plummeted. Do you know if the people you are referring to also took their money out of the market?

The husband told me (1) not to go into bonds (coming from a bond guy); (2) not time for commodities yet either; (3) stock market is still the place to be for the long run. I think what he meant (if I understood him correctly) is that the stock market may/probably will tank (along with everything), but once that happens, between bonds and stocks, he'd still put his money in stocks as that would still outperform bonds in the loooooong road to recovery.

I'm shifting my portfolio to cash (not just based on what he told me, but from all the reading I've done), and is waiting for that opportunity that I'll be set for retirement. Fingers crossed!!!!!

PS I just hope I'll pull the trigger at the right time. Otherwise, the bet could go very wrong, and I'll lose my pants and say bye bye to retirement

@jcguy05 - how long do you think it'll take prices to come down? We've been dreaming to upgrade from an apartment to brownstone, and is now saving money. I know no one can predict the future, but I'm interested in hearing your thoughts on how long it will take to deflate this time around.

Just as an anecdote, I have a friend who lives in Brooklyn Heights. Her husband is in finance (a "bond" guy), and have told his wife (my friend) to sell their apartment there. He sees a major downturn (worse than 2008), and for much longer, and therefore does not want their assets tied to illiquid real estate. Her apartment was sold in 2 days, in cash, above asking price. She also said that a lot of her neighbors have sold as well in the area.

Hmmm, it's not that I don't trust announcements from PATH, it's just not that I don't think those people are capable of knowing what's happening in their own system.

But wait, they've actually out right lied to us a few times in the past too.

Path train service is resuming normal operations, NWK-WTC 00,20,40 WTC-NWK 07,27,47. Jsq.-33rd will resume normal weekend service.

It was REALLY BAD at 9am this morning too. At that time, it appeared that (God knows what the announcers were saying through those speakers) they only had one track running, so all the folks coming from HOB had to get off at Grove to wait for another train (to go towards NWK, I assume), while the platform was already full with people waiting to go to NYC. When the WTO train came, it was already FULLY packed. Thank god a lot of people got off at Grove (I guess to switch trains to go to HOB?) so that we can re-pack the train to it's full extent. Poor folks at Exchange Place - no room for them.

This is A LOT worse than the usual weekend trains.

Also, I don't understand why they have to announce every 2 seconds that due to weekend track maintenance, there's delays. There are ALWAYS delays every weekend, why bother with that stupid announcement.

My fear is that - as bad as the PATH train is, I bet it can get a lot worse before it gets better (if ever).

And - they can have CitiBIkes on both ends of the bridge! That would make it a 5-minute crossing (but most people would probably continue biking to their destination / subway station). Although with potentially a lot people crossing, I'm not sure how safe it will be.

But I love the idea nonetheless!!!

I went to NYU hospital around 33rd street for my delivery. It actually wasn't hard to get there. I'd still recommend it (although my last delivery there was 7 years ago

I've heard mixed reviews about the Jersey City Medical center over the years.

Between JC, Hoboken and NYC, there are quite a number of hospital options, so I'd recommend you do all the hospital tours and see which one you're comfortable with, and then pick the OBGYN that's associated with that hospital.

Re: Authenticating a notarized document

Thank you bodhipooh - you're very right! The entire process doesn't end after the County Clerk authentication (for my purposes, I'll need to have the notarized and authenticated document verified and "translated" at my country's embassy in NYC before I can send it over seas).

I want to do everything only once (which is painful enough), so I'm trying to make sure I follow all the steps, and do as much research beforehand as possible.

My one advice/observation is to really, really understand what it is that needs to happen to/with the document. Based on the sparse description you provide, it is to be used outside of the US. Often times, when that is the case, it usually means that the document needs to have an apostille that conforms with the Hague Treaty requirements. Once you are really clear on what needs to happen, then make those requirements/instructions very clear to whatever authority you are using to have it done.

Here is a link that explains more about apostilles and authentications of documents: http://travel.state.gov/content/trave ... ication-of-documents.html

Re: All About Downtown Street Fair

I thought the street fair had great turnout, as well as very interesting vendors - much better than the standard "street fairs" in manhattan.

however, it was so many people, it was hard walking through Newark (between the stalls, people just walking/browsing, and people lining up to get stuff, kids, strollers, dogs, etc). Perhaps the organizer would consider moving the event to wider streets next year?

I did some errands around Grove Str area today (the dry cleaner, key food, Prato, then around to VVP). Between PSG&G, the big developers, medium developers, and home owner renovations, I was surprised how many constructions of varying degrees are happening around downtown. It was like a war zone!!!

Authenticating a notarized document
Home away from home
Home away from home

Hi all - I need to have a notarized document (Power of Attorney) authenticated - by Secretary of State or County clerk (the document is to be used outside of US).

I've found some standard instructions on the process online, but I'm wondering if anyone has actually done this in person? Can I go to City Hall to find the "County Clerk" directly, or actually mail it in to somewhere?

Any help or pointers would be much appreciated.

Thanks in advance.

One last note - I've gone to several open houses in the past few weeks and all the units I've seen were investor-owned. Seems like investors are starting to cash in.

I have noticed that quite a few brownstones have gone on the market recently (550 Jersey, 556 Jersey, one on Morris near the Light Horse, and a big one on Montgomery by VVP), more than usual in the last few years. I'm no expert in real estate, but my first thought after seeing those listings was that "are we peaking? are people trying to cash in before the price crashes?"

Given the recent shakiness of the chinese economy, it's also possible that you'll see more chinese people moving their money out of china, to other "safe havens".

At least that's what I would do if I were in china. It's history does not bode well for it's potential future.

Does anyone know of interesting opportunities in JC, or in NYC?

I've spent several years at home with the little ones, but is in increasing need of doing something challenging, and have intelligent conversations in my life

Looking for something that requires a few hours of time every week.

I know I can google and get a few hits easily, but is looking for something that people knows, or have good experience with.
