If it was me, I wouldn't have bought the most expensive ceiling fans (honestly, looking at the pictures, I wouldn't have guessed they were anything different than 'regular' ceiling fans), and I would have instead invested in painting in more neutral colors.

But, I think as another poster indicated, the big challenge (other than location) is the one bathroom.

I'm also curious whether promoting the private entrance to the basement bedroom (is it a legal bedroom?) will result in someone trying to sublet the basement?

I believe that the downtown JC post office is where packages go to die. They are miserable, nasty, incompetent employees and because there are never any consequences of their behavior, they will never take you/us seriously. It makes me sad that they have closed down rural, well-run post offices and leave places like this 'operating.'

You really should feel lucky that you even got a slip.

I had a package fedex-to me around the holidays. A couple weeks later I thought that it was strange that I'd never received it. Turns out fedex contracts final delivery for some packages out to the USPS!!! This completely negated the whole reason I had it fedex-ed!!

My package had been sitting down at the package room for almost two weeks. No notice or anything. I was shocked that they actually found it when I went there, b/c that has not been my experience in the past.

Oh, I can't wait to hear about this meeting. :)

While I get that it would suck to have such an unexpected increase, the adjustment made to correct the error is not unfair.

What is unfair is that they haven't been paying their fair share. For 15 years, if I'm understanding this correctly!

They should consider themselves lucky that they aren't expected to pay retroactively.

As a concerned taxpayer, I would like to know how much revenue the city lost as a result of this error.

That definitely makes sense to me that they would remain vacant if they continued to be in disrepair (i.e., started out in bad shape and stayed that way). What I didn't understand was the suggestion that their properties will end up in disrepair. But maybe I misinterpreted.

They are in it to make money. If the places are in disrepair, they won't be able to get top dollar for the unit(s). What incentive do they have to let this happen?

Boyne isn't the only one working with them and certainly doesn't have any sort of exclusive deal. It's easy money. Any realtor will gladly connect an interested seller with them.

I also heard that there was extensive flooding there. My understanding is that they were evacuated because of concerns about whether the foundations had been compromised due to the flooding. Definitely research this before buying.

Those buildings felt too isolated to us, so we didn't even consider looking there during our search this fall. Parking seemed like it would be awful.

Vindication, I agree with what you just wrote. I think we are also on the same page that correlation and causation are not the same thing.

My guess is that you meant to originally say that the condo fees are so high because the taxes are low (as oppose to the reverse, which is how it was written). That I would agree with (i.e., the developer/association can control that side of the equation and 'justify' high fees in the sales pitch by convincing the buyer that it balances out due to low taxes, whereas the city is not adjusting the taxes to account for higher condo fees).

Yes, I agree that there is a positive correlation between the two. The person I quoted suggested causation as opposed to correlation. In fact, they also seemed to be suggesting the opposite with regard to correlation....that the city lowers the taxes to compensate for high condo fees, which is absurd.

The thread is going in two directions. One is 'why are the taxes so low' and one is 'why are condo fees high/how does it compare to other complexes'. My guess with regard to low taxes is a) abatement, b) comparables in the surrounding neighborhood, and c) setting the tax rate low to entice people to move to a less desirable area. That last part is complete speculation on my part--I have no idea how the tax rate there compares to other abated condo complexes. And I'm sure someone is going to freak out for me calling the area 'less desirable,' but I think others on this listserve have adequately covered that particular issue.

It's got potential, but it has a ways to go.

I hope they plan on getting another crepe machine in order to keep up with order volume--across multiple customers and even within the same order so that food comes out at the same time. They could also install a shallow ledge along the window in order to accommodate additional seating (or even so you could stand by the window and eat....that would be fine, too). As others have mentioned, they should have plates for eat-in orders.

I'm hopeful though! Will definitely be going back!

Not sure, or at least I never found it. If you call the incinerator authority, they can tell you for sure. But definitely wait until trash day to put your garbage out (technically, I think it has to be after 5 pm). Otherwise you could get a ticket, especially if a neighbor calls you in. (speaking from experience....) :)

I just closed on a condo in December. I used Trulia (and as others have noted, found it to be dated, but still useful), coldwell banker, and some others. Century 21's site seemed to be the most up to date (e.g., noting when things were under contract). I found my own realtor's site (Liberty) useless. Basically, I never found one source that was best and cross-referenced several on a regular basis.

Not necessarily every property. But, I saw a lot of water being pumped out of places while walking my dog along 6th from roughly Erie over to Coles.

But you really have to look at it house by house. On my block, neither myself nor my neighbors to the left or right had problems. But the brownstones across the street have basements below their garden units which had anywhere from 3 inches to 3 ft of water. And St. Mary's School behind us had tons of water in the basement.

While in some ways I agree with where you are coming from, I have to respectfully disagree on the rolling through a stop sign issue. JC needs to be MUCH more aggressive about this issue (there are other threads related to this, so I won't go into detail here).

My husband and I are currently in the process of trying to buy a 1- or 2-bedroom condo in downtown JC. It is crazy out there right now!! Well over half the places we identified (some of which were listed last spring) were suddenly snatched up in the last two weeks. We only started looking in September, but there's no question that things are hot right now. There's very little inventory and what's there is going fast.

Mine was keyed from corner to corner (even along the door handles!) just a couple of weeks ago at 2nd and Erie.

I am going to try to patch it up myself, b/c my car is six years old. Plus, I assume it will continue to get scratched up and dented as long as I'm in JC so no point investing any serious money in fixing it. I ordered from www.paintscratch.com.

I agree with the above posters. Your quote is considerably more than a quote we got to redo our entire front entry way (up to code and meeting historic district rules). Our quote included re-pouring the concrete slab, stripping and refinishing the wood surrounding the doorway, replacing the door, putting in tall but narrow windows on both sides of the door, etc. And it wasn't nearly as much as yours.

I may be off in my understanding of what a storm door is. Aren't they like a couple hundred dollars from Lowes or Home Depot?

This is misleading, as you fail to take into account inflation. $10,000 in 1960 equates to almost $40,000 in 1988. $10,000 in 1970 equates to over $30,000 in 1988.

At some point in time, I found a database online where I could see the exact taxes paid on my property going back to the early 1990s. It really helped put our current payments in perspective. As much as I continue to have sticker shock on our current payments, it turns out that there has barely been an increase when you take inflation into account. There was an increase, but it was SO much smaller than I initially thought after putting both figures on the same scale.

Mind you, I'm certainly not satisfied with what we get for our money or how high our taxes are. But I have a different perspective on our payments than I did a few years ago.

My car was parked at 2nd and Erie, and at some point over the weekend, one of our fine residents was kind enough to key the entire passenger side--from corner to corner, even making sure to get the door handles. Wonder if they were mad that my doors were locked? Or that there wasn't anything of value in the car? Or just complete jackasses, who don't care about destroying other people's property.

Most likely your 'recycling' is simply getting picked up by the trash collector. The previous poster is 100% correct that it is three separate trucks. It's not realistic to think that either one (paper vs cans/bottles) is going to take the time to open up your bag and drop off the other recycling at the other facility. Also, the recycling folks are quite clear that they do NOT want things in plastic bags. I used to do that and thought I was being helpful and then overheard them complaining about it. I looked it up on the JCIA website and sure enough found that it hinders the process for them.

I've had nothing but good experiences at PostNet. I love the convenience, and I no longer have to deal with the horrible package room at the main post office. Rich has offered on numerous occasions to let me borrow his push cart to get my packages home. I've also been able to print posters for conference presentations which saved me a ton of time and money.

They just inspected our building. We are downtown on 2nd st.

As others have indicated, it was swift. My husband said they basically counted the number of kitchens, bedrooms, and bathrooms and called it a day.
