We get close to 1,000 kids every year on 8th. They also close down Pavonia between Monmouth and Coles and have a block party.

I don't know about the whole neighborhood, but the area just West of the park gets absolutely mobbed with kids.

I always love the people who think that, just because they aren't paying attention, no one else is. People have been organizing, and protesting violence in these neighborhoods for a very long time.

I suppose, but they are 'sports bars' in that they may put on the Giants/Jets with sound. I mean, you can watch sports there, and they are bars, but they aren't true sports bars, IMO.

College games? The big fight? Soccer games, a Yankee game with sound?

I expect this place to be all sorts of meh, but if it is meh where I can watch some of the sporting events which are harder to find in the current bars, I'm OK with that.

Of course I live a good way away from Newark ave, so it's easier for me to say that....

Probably. One of the issues now is that the upstairs is unused because you can only get there through Tender Shoot.

I won't comment on the price because I have no idea what other spaces go for.

Seriously, it's not the area is a food desert. FWIW, there has been talk of them retiring for a few years now. I'm sure rent hikes don't help, but this was not unexpected.

Something like new station is a PATH expense (potentially), when there is actually a very large RE component.

At least Hong Kong and Tokyo trains get zero public subsidies and in fact turn a profit and London almost breaks even. I'm pretty sure the PA is using accounting tricks to move costs to the PATH and make it 'unprofitable'. It's pretty easy to allocate expenses where you want them allocated.

I do have to worry about the money, it likely makes a decent dent in my lifestyle when it comes through. But why would it disgust me? Because I'm human being with empathy and I recognize my sacrifices to pay the tax bill on a million dollar home are likely not the same sort of sacrifices many people in the poor section of the city have to make.

People winding up overpaying for a period of time is a good argument to do the re-balance much more often, it is not an argument to keep putting one off that is years overdue.

It was looking at plans Tommy had a while back, could be mine is old and yours is new. I don't think the corner has enough room for 45,000 sq feet and the park they show/talked about. Seems like it has to be in the lot between them to the North side, but I suppose it could be facing Montgomery. IMO, that would be a bit of a mistake, you want the store facing the majority of the foot traffic, and the foot traffic is driven by the PATH & the plaza.

Edit: At the time they had plans for a connecting street/walkway between Columbus and Montgomery.

It's going between the towers, which is a big parking lot at the moment, it's pretty damn close the intersection. I would expect there to be an entrance very near the corner of Columbus and Marin, and likely one on Montgomery as well.

Yes, it does mean other areas are overpaying. It's a ratio, if the tax bill on those properties has gone up over the years by a higher percentage than the increase in property values then they are paying more than 2.1%

Let's say we have two homes of the same value:

200k in 1988, paying 2.1% in taxes so, 4.2k

In 2016 the total tax ratio is still 2.1%
DT house is 800k paying 11.6k in taxes 1.44%
Not DT house is 300k paying 11.6k in taxes. 3.85%


The ratio of the DT house is below the 2.1 the ratio, the not DT above.

If the ratio remained unchanged it would look like this

800k house 16.8k
300k house 6.3k

Why it would be beneficial to do that? I can take a guess but is there a school of thought with a good reason? I thought wastewater was wastewater.


Storm water is what overwhelms the system, causing the need to bypass treatment and release actual sewage directly into the Hudson (mixed with storm drainage).

Separate systems would mean that, during a heavy rain, you can continue to treat sewage as sewage and not have to bypass treatment.

Umm, that's the graph for the entire US market, not JC.


Well then nevermind... I assumed it was JC because that is the market we are talking about.

In general I think RE prices are a reflection of very, very low interest rates. If/when those snap back to historical norms so will RE prices. But I don't know when that happens in a world that simply isn't growing as quickly.

Well, picking one RE market and saying that the rise is unsustainable is a lot like picking one stock and saying it can't sustain it's price rise. I mean you could be correct or there could be something different about that one stock/RE market. Individual markets/stocks outperform and sustain that out performance on a regular basis.

Looking a inflation adjusted rise of just JC is not terribly instructive. Individual markets have a lot of noise. You might as well look at Detroit and say it is vastly undervalued because it hasn't tracked the overall market exactly.

Ignoring for a moment how ridiculous of a reason this is for opposing this project- as someone who lives on 6th street you would be surprised how relatively easy it is to find parking along the embankment (as these blocks have half as many residences as a normal block would).


Seriously, I live in the area and it is simple to get parking, plus there's a huge, mostly empty lot right there at the mall and it is maybe a quarter mile from the light rail, plus there's a bus route that stops at HP, plus there are jitneys that get you right nearby.

That was me (or at least I've mentioned it in the past). It was more geared at the 'high end restaurant segment. You need to draw in people from outside of DTJC if you're charging as much as 30 Acres, and if you want to draw people in from further away they need something to do besides eat.

JC can sustain a few of those places, but for a while it seemed like every new place was a dining 'experience'.

Anyway, I'm just talking out my arse based on a gut feeling, so who the hell knows.

I agree it can sustain a couple of options, but only the best of them will survive. It just seems we've had a lot of upscale openings up lately and not a hell of a lot of casual family/dinner with friends, and IMO, that is a very big misreading of the actual market.

I love to eat out, and I eat out a lot, but I have a family and I'm not paying $30+ a head every time I go out (and much higher at some of the places).

IMO, that is kind of the problem. DTJC just isn't that large of a place and has no theater or the like to support the nice dinner and a night out crowd from out of town.

When it comes down to it, if you want to have a very good, upscale restaurant scene you need something to do before or after the dinner to sustain that.

The JC market is people going out for a bite/drinks with friends and families and that market isn't going to sustain a lot of different upscale options.

They are not bad, but not great either (and the bread is somewhat frequently stale). They seem to do everything OK.

And yes, Little Sandwich Shop is pretty much a deli, that's right. I often forget about them.


Monmouth St is only open during the week, and closes early, so it's easy to miss.

Having just been the House of 'Que I would say Hamilton Pork is a lot better. The atmosphere at House of Que and the portion sizes are better but both the ribs and the brisket are better at Hamilton Pork.

The funny thing about all these fights, is the DT that so many of us like would be illegal to actually build now given the current view on parking.
