So $115 is cable + internet + phone? All via FIOS?

How was the install process? Was it easy? I live in a condo appt, is it a pain to get FIOS setup? I've heard some horror stories...

I'm a FIOS convert. $115/month for every cable channel imaginable. The picture is way better than cable. Also have high speed internet which is terrific, installed wireless network, and landline phone. Rate is guaranteed for 2 years and no contract. The happiest day of my life was when I turned in my Comcast boxes.

Which John is this? reading thru the thread above, I think there are two "Johns"? And thanks for the info...

We have used the company since 2002 on various purchases. John, by far has been one of the best home inspector out there. He takes his time and explain things that a novice would understand, and his due diligence is beyond question. Everything that he has stated in the report, were right on target. As on one of the purchases, we had to walk away because he uncovered water damage that the seller was covering up and would not address it. On another purchase, John got the seller to remmedy the water tank that was functional, yet it was on its last leg. But the best example yet, was that it was in the winter when we purchased our unit, he took his time to test out the AC system, to ensure that it was fully functional while others that I have dealt with would have taken the word of the seller or realtor.

As for his fees, some may comment on being on the high end, but he is definately worth every penny. As we have used him on at least 4 of our properties and our family has utilized his services on a few others!!!

WE highly recommend John for the great job that he does!!!

I'm currently paying $130 for Comcast digital preferred + internet. I live around VVP.

Do I have options for switching to a cheaper vendor, like FIOS? I just think $130 is too much to ask for...

TIA.

If you rent out an apartment using a Realtor, and you run into issues later on (e.g. late rent payments, eviction, noise, etc), does the Realtor help in anyway to resolve those issues? Or are they "done" once the apartment is rented out for you?

I assume the answer is "no"?

Knappi - do you know if the booklet is available online?

thx...

Your landlord has to provide you with notice in writing of where your deposit is being held within 30 days of moving in. If they don't do this, they lose the right to the security deposit and you can write them a letter - certified mail - asking them to use it towards the rent. They are required by law to do this - no questions asked and they cannot ask for another deposit for as long as you live in the apartment.

If you don't want to go this road and get your deposit back, when you leave - they should inspect as you are moving out. If they don't, take photos and send along with a letter - again via certified mail - that you left the place in broom clean condition. Have a friend witness and sign a letter stating the same.

if she uses any of the money to "fix" the place - she has to provide an itemized list plus receipts of what she did and why and if she can't prove you did the damage - she has to pay it back - DOUBLE.

I have a booklet with this info I ordered from the NJ housing authority and sent copies of the pages with the sections highlighted when I've left places that gave me a hard time about my deposit. I always get it back in full.

Hi - want to revive this thread.

Any recommendations for good home inspectors? I see lots of recommendation for John Moss and John Estes. Any other good inspectors?

Also, what's the current going rate?

Thanks in advance...

The garbage truck just came thru on our block (montgomery & grove), on the opposite side (as their usual schedule and route). I hope they'll come around and pick up our side of the curb too.

perhaps some areas will have pick up today?

Anybody has their trash picked up yet?

Will my 2-year-old need to register his tricycle too?

What's next? My 5-year-old's scooter?

When is enough enough? Given the hiked property tax, water bills, poor public school (hence paying for private), etc, how do they expect us to continue to live in Jersey city?

We're looking for a condo and came across the soleil. The pics on the website looks good.

I assume people have moved in already at this point? Any feedback on the building, the location and the management (or anything related)?

Is it a good building to live in? If we intend to rent it in the future (e.g. moving out to the burbs), would the area / building be an easy rental?

TIA.

Just want to bump up the thread and see if anyone can recommend a good licensed HVAC repair man for our condo unit (woke up with no heat in the building).

Just called New England based on the reviews above, but I was quoted 1.5 hr minimum pay (at $125 / hr) just for the visit. Is that standard practice?

Besides New England and Royal that I've read from this thread, any other good licensed plumbers anyone can recommend?

TIA.

The dumplings (chicken and chive) are good!

Although the folks that run it still needs to get their act together - went there for lunch and they were swamped and obviously haven't got their roles and routines down (everyone was everywhere).

According to the owner, he gets his dumplings from his uncle who owns Tasty Dumpling in Chinatown (54 Mulberry St).

Will definitely go again!

Oh Yeah, I noticed the sewer increase too - a whopping $450+ on my last bill.

WHAT IS GOING ON IN JERSEY??? Why are we all ripped off like this???

I also noticed the tax bill is due Nov. 1st. My rents normally don't clear until after the 10th. I won't have enough cash on hand to make the payment. I have no cash reserve left due to the tax increase and 45% sewer increase.

Re: Missing package - what to do now?
#22

I'm the original poster, and just wanted to post an quick, disappointing, update.

I'd spoken with Joe at the Package Window at the downtown Post Office, with supervisor Carol at the same office, who then referred me to the Postal Investigation unit at this point. Both personnel at the downtown Post Office told me that since it's not insured, they can't do anything (even though it's registered. As I went through my complaining that someone should have asked for an ID - as is the "regulation" for a registered package, the way both personnel responded made me felt that they suspect it was an inside job - they didn't sound surprised, and did not try to deny that it's a possibility).

Given my package originated from Asia, the Postal Investigation representative told me in order for something to happen, the sender has to initiate an investigation - so I'm being sent back to the merchant seller (who I had spoken once briefly, and had declined to help based on the fact that the usps.com website says the package is delivered!)

Sorry for the nonstop rumblings, but I'm just so frustrated and shocked at such inefficiencies, and obvious efforts to "pass the buck" attitude! It's something so simple, but no one is willing to lift a finger to help - God forbide, they would be breaking the rules for trying to help a customer!

Unbelievable!!!

I would be interested in an informal group - I'm a mandarin and cantonese speaker myself, and would like my children to be exposed to Chinese as well (other than from myself).

I haven't taken any language classes at Be Lingual - how much do the children really learn? Do children really learn to speak / write there, or is it just an "exposure"?

TIA

My husband and I never had problems with our mail when we rented a garden apt. but now that we have a house, things go missing all the time. Not just packages (we have lost checks, small Amazon boxes, you name it) but actual mail, (birthday cards mostly) that it became unreal. We had a hard time believing all of it was stolen from the front of our house (our mailbox is big enough for most of these things to be put into it and it locks) so I was actually put in touch with a Ferderal Agent down at the Post Office who worked on our case and someone was arrested a few months ago. If you'd like PM me and I'll send you her contact info. She was extremely helpful, more so than anyone else down at that Post Office!

Alright - I had since made 2 phone calls, and here's what happened:

1. I first called the USPS 800 number, and told them that it was a Registered mail, and I want to know who signed for the package. But "Nooooooo", they cannot produce anything like that. According to the rep, she cannot provide, or find out, who signed (or if anyone) signed for it. She's "very sorry", but that's just how it worked. I tried to reason with her (about filing a claim / CC, and how that won't work with a "delivered" status), but tough luck - I'm screwed (alright, I added the "I'm screwed" part myself, but that's how she made me feel).

2. I then called the local USPS number in downtown, and spoke with a gentleman. After I told him the package is registered, he actually was able to pull up info that I signed for it (he quoted my last name). Then I told him I didn't sign for it, and he took down my info, and asked me to call him again tomorrow. I don't even want to bring my hopes up right now.

Sounds like the minimum I should do is to have them change the status - then at least I have more grounds to deal with Sender / CC.

Got my fingers crossed!!!

I just went to the Post Office, and the nice guy at the package pick up window looked around for 10 minutes, and couldn't locate it.

I live in the VVP area too, and this is so frustrating. Sounds like having the sender file a claim, or filing with my credit card company likely won't help either (given the Post Office has "delivered" it already), but I'm going to try anyway.

Should I bother filing a police report?

Thanks for all the comments / good wishes so far!

So - according to the USPS website, my package was delivered last week. However, I looked top to bottom in our building (small brownstone, no door man, and so sometimes packages are left on the front door) and there's no trace of the package.

What can I do now? It was a package from Asia, send as registered mail.

I've contacted the sender already, asking them to file a claim (and hopefully resend the merchandise), but given the fact that the "Post Office" shows it "delivered", will the claim work?

TIA.

Thanks for all the info!

PS Call me old fashioned, but I still like shopping in real stores, vs internet, where I can touch and feel the stuff. Also, this is the first time we're fixing windows ourselves, I'd like to go to a place where I can easily return un-used stuff in case we don't need it / got the wrong parts.
