That should be a condo association issue. Not a City issue.

I never support new or increased taxes on anything--ever. But your logic doesn't make sense to me.

The price of accommodations is established on the market, typically by the type of accommodations and services being provided. If you get less, then you pay less. The city is just taxing the dollar amount. So if you pay less in accommodation fees then you also pay less in taxes.

I don't see how this elevator can make it to the platform from where it is being built. As far as I can tell, the platform is running under Christopher Columbus Drive in that area. I say this based on a mental projection of the two stairwell entry points over by Grove and Columbus (from the North entrance you have to travel to the South to the reach the second set of stairs, and from the South entrance you travel North to reach the same set of stairs) so I am missing something. Unless, of course, they are building two elevators, and the ride from street surface to platform will involve a transfer.


A few do-overs are factored into the budget.

As long as they didn't steal money, the ethics violations don't really matter because you cannot trust *any* broker unless they are family or a close friend. The reason for this is that their interests are generally adverse to yours in building and closing a deal. For example, when a deal is being made, it's best to limit communication with them to things you would be comfortable saying to the counterparty for negotiation purposes because they will use any information they have to try to get the deal done (under any circumstances). If you have concerns or are working with actual deal mechanics you should speak to your lawyer. Keeping that in mind, brokers can (and should) be used as helpful gophers and babysitters. They can let you into condos or watch your apartment for you while potential buyers view it. They can also send you listings, but in this market you probably need to be proactive in finding listings yourself as soon as they go public.

Fulop's proposal seems really strange. At this point, does ANYONE feel as though downtown is being overwhelmed by chains? That would be news to me. I think the prevailing view is that, thus far, all of the new retail development has been positive.

Also, what happens when there is another economic bust? Does the city really want to be turning away new a business because it's a "chain" when others are not jumping to fill the same space?

As it stands, real estate taxes might just as well be applied completely randomly. Virtually identical properties throughout the city are taxed at enormously different rates. It's not just unfair-- it also unjust and fraudulent.

From the article re: Weehawkin:

"In 2013, Jersey City Mayor Steve Fulop canceled a contracted citywide revaluation, citing that it would result in unaffordable tax-hikes."

So Fulop's justification for not doing a reval is that the people who are unfairly paying less will be required to fairly pay more. What a joke!!!

My DTJC home is up almost 60% in value since I bought it 3 years ago.

Is construction of the new Marriott above the Grove PATH entrance on Marin and Columbus going to cause a temporary closure of that PATH entrance?

Based on the photo it seems likely, which would be annoying.

Also, does anyone know when construction is going to begin?

One positive is that the hotel design looks nice.

I would say that unless they are trying to get more than $800 out of you, its likely easier to just give in to them and get the rest of your deposit back. You can try to take them to small claims court and will likely win if you have a case, but its just not worth the time, money and risk that you will lose and have to pay them even more.

As you can see from their online reviews, they clearly don't care about having this reputation. I heard from someone I know still living there that they are asking for current residents to put up more money in the security deposit upon renewing leases. They are the worst!

I enjoyed living there, but would seriously think twice about recommending the building after how they handled my move out and security deposit.


I lived there a few years back. It has an awesome location, pool and gym. I didn't have the problems with my security deposit that the above poster mentioned.

My biggest issue was the draft coming through the windows in the winter--it made the apartment freeeeezing cold all the time despite very high utility bills for the heat. The windows seem to be paper thin and the building apparently has terrible insulation or none at all. Most other residents I spoke with had the same complaint to varying degrees.

The issue is that those contracts exist in the first place. Most educated professionals in the NYC area on salary are required to work as long as it takes to get the job done and please their boss/clients. It's as though these teachers see their work as an entitlement rather than a job.

I don't think you understand the history of what happened. The owner that pushed out Rustique is the guy running PHBOP. He IS the owner of both the wine/liquor store AND the pizzeria space. So, unless you think the guy is bipolar and raising the rent on himself, your statement makes ZERO sense.

While I found the whole episode distasteful, there was plenty of blame to go around. The Rustique owners were just plain dumb in terms of business acumen. They decided to have a custom made oven built into the space. Actually built INTO the space. It can't be moved, or taken out. They decided to do THAT right towards the end of their lease agreement. Any savvy business owner that doesn't own its space would have negotiated a lease extension/renewal AHEAD of such an investment. They didn't. When it came time to negotiate a new lease agreement, the wine/liquor store owner negotiated (in bad faith, by most accounts) by raising their rent and pushing them out. I used to patronize the wine shop from time to time when I would pick up wine to take to Satis if I had forgotten to bring my own. Alas, Satis is no longer BYOB, so my needs for wine in the area have ceased. But, truth be told, the whole Rustique debacle was a big turn off and I really stopped patronizing either store. Too bad for me, as I really thought the PHBOP pizza was good.


Wow--I bet there is more to the story. Like, they thought they had a verbal agreement or something to continue the lease at a similar rate. Which would also be stupid, just not as insanely stupid.

By the way, my information on this point and the closure comes from the guy who works at the pizza place.

That's his main concern right now. The rental market in DTJC is RED HOT. This is not some sort of conspiracy theory. Lots of people are flocking to DTJC and the prices reflect that. Every building coming on the market is leased up within a month or two, at pretty much asking price. The best "deal" you will score is a free month's rent with little room for negotiating. If you don't want it, someone else will. I see no slowing down any time soon. The way buildings are coming onto the market, there is little competition between them: as one rents out, the next opens up for leasing. Warren at York was 90% leased in a month, and so was The Art House.


agree - the more people who move here, the more people move here. When colleague move here and tell their co-workers about the commute, the restos, etc. more people check out dtjc and maybe other 'hoods as well. As far as a price fixing conspiracy among landlords, remember: there is no honor among thieves.


Putting other problems with the theory aside, collusion-based price-fixing wouldn't even get off the ground in DTJC with all rental options in nearby areas. The very fact that DTJC prices remain lower than other areas, despite the quick commute to NYC completely destroys the theory.
